This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. Revise first Design Criteria and Deferred Submittal notes sheet G-100 " Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Accessible route (1/2" max rise), door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1. Revise Detail 6/A-110. 2. Show the 6" minimum foundation height above finished grade, R404.1.6. Revise Detail 1/A-110. FLOOR PLANS: 1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture), R307.1. STRUCTURAL PLANS: 1. Show brace wall panel nailing with 8d @ 6" O.C. edge nail spacing, R602.10.6. 2. Brace wall panel requirements have not been met for the garage door opening with adjacent wall panels less than 2'-8" and 9' height, R602.10.6. The single portal Alternate Braced Wall design requires sheathed panel nailing to header, 4,200 LBS uplift capacity tie-downs, and 1,000 LBS post straps top and bottom, Figure R602.10.6.2. Revise panel width to 2'-8" or show a design compliant with R602.10.6.2. 3. Provide an engineer's calculation, design and seal for framed walls over 10' with roof spans exceeding 12', Table R602.3.1 footnote b. SECTIONS - DETAILS: 1. Show an exterior wall framing detail with a 2" weep screed clearance above floor level at the main entrance, R703.6.2.1. Or, show a ramped passage at the garage tire stop for the Accessible route area. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 4. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. 5. Provide roof scupper openings with a width (6" min) equal to the drain circumference required for the area served (3 inch/hour rainfall rate), UPC Table 11-1. PLUMBING PLANS: 1. Each dwelling unit requires an individual accessible water supply shut-off, UPC 605.3. 2. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washers, dishwashers and refrigerator water connections, UPC 609.10. 3. UPC Tables 6-5 & 7-3 requires a larger water meter or service pipe that the shown existing sizes when the fixture total exceeds 28. Show a 1-1/2" building supply pipe size rather than 1" at the notation Water Service Sizing Calculations and on the Plan between the shut-off valve and water heater. 4. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5' (all drains with a sink) UPC 707.4. 5. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½" (3" ABS). 6. Provide gas pipe sizes in compliance with connected demand, UPC 1217.2, & Table 12-8. Increase the pipe size between the water heater branch tee and the cooktop branch tee from ¾" to 1". Also, increase the pipe size between the cooktop branch tee and furnace from ½" to ¾". MECHANICAL PLANS: 1. Revise code references showing the 2006 version at Notes 13 & 15. 2. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 3. Show the kitchen exhaust fan minimum 100 CFM rating, M1507.3. ELECTRICAL PLANS: 1. Revise code references showing the 2006 version at Notes 13 & 15. 2. The Inclusive Home Design Ordinance requires a minimum 15" receptacle mounting height. Revise note #14. 3. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 4. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75. Show the "U" factor of skylights on the Window Schedule footnote, N1101.2.
