COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. Show all accessory structures on the plan and include them in the lot coverage calculation. If the accessory structures are to be removed show them on the plan and note them as to be removed.

3. The front, and side yard setback lines are incorrect. The front street perimeter yard is twenty (20) feet or one and one-half (1 1/2) the height of the proposed wall (H), measured from the street property line, whichever is greater, up to a maximum of ninety (90) feet. The side and rear perimeter yard is six (6) feet or 2/3 height of the proposed exterior building wall. This said the proposed structure does not meet the required perimeter yard along the street and southwest property line. The street setback varies depending on the wall height:

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Accessible route, door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. Revise the plan showing a no-step entrance (accessible path) and interior (ground floor) room doors with minimum 30" clear openings.

FOUNDATION PLANS:

1. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan, R403.1.6. Show required hold-down locations for continuously sheathed walls if panels are less than minimum width, Table R602.10.5. Brace wall panels are required at wall ends and not more than 25' OC. Minimum panel width is 36" (with 9' height) adjacent to an 85% opening (door) of wall height, or 27" adjacent to a 65% opening (window) of wall height, R602.10.5. And minimum of 40" & 30" for 10' high wall areas.
2. Show Alternate Braced Wall Panel device location and installation method for providing the required 1800 LBS uplift capacity, R602.10.6.

FLOOR PLANS:

1. Show the fuel source for the fireplace (wood, gas, electric), R106.
2. Locate and identify brace wall type, R602.10.3 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8.

STRUCTURAL PLANS:

1. Provide a header schedule showing a single size for 6' and 8' openings (sheet A5), R502.5.
2. Revise the undersized double 2x10 header over the Bedroom #1 window, R801.2.
3. Specify the post and base supporting the Glu-Lam beam, R801.2.
4. Detail all brace wall connections from the foundation to the roof sheathing (between stories), R602.10.8 and R801.2.
5. Provide a complete braced panel layout using alternate braced wall panels R602.10.6 or continuous structural panel sheathing placement, Table R602.10.5. Show all exterior wall bracing and interior wall line bracing at intervals not exceeding 35' (50' exception) from exterior wall lines, R602.10.1.1.
6. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2. Note the size and weight of attic or roof mounted equipment on the Roof Framing Plan required for the truss design, M1401.

ELEVATIONS:

1. Note and specify all roof slopes appropriate with selected material, R901.1.

SECTIONS - DETAILS:

1. Specify all ledgers connected to masonry walls with 3x material (existing slump block wall), R606.11.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Show weep screeds (detail 5/A6) with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1.
5. Show compliance with R806.4 by stating "no vapor retarders at the ceiling" for roofs without vented attic space.
6. Show flashing at wall and roof intersections in compliance with R903.2.1. Revise note #2 sheet A3
7. Identify factory-built fireplace compliance with R1004 and chimney compliance with R1005.

PLUMBING PLANS:

1. Provide a plumbing design using a single code, 2006 UPC or 2006 IRC. Sheet #1 references 2006 UPC, therefore revise references at note #14, 15 & 17 (2006 IEEC).
2. Revise UPC references to 2006 at note #1 & 13.
3. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washers, dishwashers and refrigerator water connections, UPC 609.10. IRC P2903.5.
4. Provide a current (2006) fixture unit schedule for determining required service pipe size, UPC Tables 6-5 & 7-3. IRC P2903.6. Consider upgrading the supply pipe size to 1-1/4" and/or meter size to 1".
5. Show the VTR size for the water closet (Min. 2") UPC 904.0, Table 7-5.
6. Provide gas pipe sizes in compliance with connected demand, UPC 1217.2, & Table 12-8. IRC G2413.3 & Table G2413.4(1).
7. Provide the BTU demand of each appliance (include BBQ), total demand and verify the size of the supply pipe for the connected demand (requires upgrading), UPC 1217.2, & Table 12-8. IRC G2413.3 & Table G2413.4(1).

MECHANICAL PLANS:

1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). Revise note #5.
2. Provide an equipment specification list including the tonnage for the heat pump, M1302.1.
3. Show dryer vent size and location for venting to exterior, M1501.
4. Show bathroom (toilet room) exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.
5. Show the kitchen exhaust fan minimum 100 CFM rating, M1507.3.
6. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2006 IRC. Revise note #1.
2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
3. Tucson Electric Power requires meters and associated equipment to be relocated from under patios when the service is upgraded or the area is enclosed, TEP SR-405.L.
4. Provide a panel schedule showing panel size consistent with Riser Diagram and calculation, E3304.11 & E3606.2.
5. Show the location of the panel on the Electrical Plan, E3501.6.2 & E3605.8.
6. Revise the circuit number (ckt #25) at the refrigerator and panel schedule, E3603.5.
7. Show receptacle outlets with no point along the wall (exclude door openings) more than 6' from a receptacle outlet, E3801.2. Add a receptacle on the bedroom #2 wall adjacent to the door.

OUTDOOR LIGHTING CODE

1. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. The City of Tucson adopted the 2006 IECC with amendments on 6/12/2007. Revise the code reference shown at Insulation Ratings sheet A3.
2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2.
