Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

3. Provide an accurate description of proposed work (Convert shed to guest house?) or provide permit information authorizing the 'existing guest house'.

FLOOR PLANS:
4. Specify the door size for reference 'E'.
5. Verify sufficient plumbing fixture clearance. Water closet location: not less than 30" wide and 24" in front, R307.1.
6. Provide notation requiring tub/shower enclosures to have nonabsorbent wall surface min. 6' above the floor and fiber-cement board backing, R307.2, R702.4.2.

ELEVATIONS:
7. Specify roofing type, grade of materials, and method of installation for the porch roof, R905.

SECTIONS - DETAILS:
8. Specify the ledger connection to the supporting wall (Ref: cross section B-B).
9. Specify a 6" separation of untreated posts or columns above finished grade, R319.1.4.
10. Specify the construction method that will provide a 1-hour fire rating for walls located within 3' of the fire separation line, Ref: IBC Table 720.1(2).

PLUMBING PLAN:
11. The Tucson Water policy adopted 3/2/07 limits the maximum demand for a 5/8" water meter (there are no ¾" meters for Tucson Water service) to 10GPM. Provide a 1" water meter for the proposed demand or provide a second water meter for the proposed guest house, Tables P2903.6 and P2903.6(1), IRC 2006.

ELECTRICAL PLAN:
12. Provide an accurate load calculation and a service panel sized for the proposed demand, E3502.2.
13. Provide circuit references for all outlets on the electrical layout.

INTERNATIONAL ENERGY CONSERVATION CODE:
14. Specify the "R" value of the insulation, as well as the "U" factor and the solar heat gain coefficient of the windows and doors. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1.
