COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. D.S. 2-02.2.1.A.5 Provide the lot bearings on the plan.

3. D.S. 2-02.2.1.A.6 For the existing building provide overall dimensions, height, overhangs, canopies and use on the plan.

4. D.S. 2-02.2.1.A.8 The drop-off space shown at the southeast corner is not allowed within the sight visibility triangle (SVT), relocate.

5. D.S. 2-02.2.1.A.8 Based on the last approved restriping plan and current aerial photos it appears that a re-strip is proposed for the south parking area. Provide a detail for a standard vehicle parking space.

6. D.S. 2-02.2.1.A.9 On the provided off-street bicycle parking, including materials for lighting.

7. D.S. 2-02.2.1.A.10 As the right-of-way for Speedway Blvd. is not at future width show the future SVT's on the plan.

8. D.S. 2-02.2.1.A.11 The southern entrance parking area access lane (PAAL) off of Speedway Blvd. Does not meet the minimum twenty-four (24) foot width for a PAAL with 90 degree parking.

9. D.S. 2-02.2.1.A.12 The dimensions shown near the Class 2 bicycle parking do not appear to add up. There is a six (6) foot plus an eight (8) foot dimension that equals fourteen (14) feet and then near the bicycle parking there is a five (5) foot and a four (4) foot along with the required six (6) foot bicycle parking which equals fifteen (15) feet, please clarify.

10. D.S. 2-02.2.1.A.12 It does not appear that the four (4) minimum with for a sidewalk is maintained between the proposed handicapped ramp and the existing planter, please clarify.

11. D.S. 2-02.2.1.A.13 If applicable provide the location, type, size and height of existing and proposed freestanding signage and billboards.

12. D.S. 2-02.2.1.A.19 Show the future right-of-way for Speedway Blvd. on the plan.

13. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan together with recording docket and page reference.

14. D.S. 2-02.2.1.A.21 Show the future curb on the plan.

15. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.

17. D.S. 2-02.2.1.A.31 Under "LAND USE CODE DATA: USAGE:" the existing use should be listed as "ALOCHOLIC BEVERAGE SERVICE" and the proposed use should be "EDUCATIONAL USE: clarify if this is an Elementary or Secondary School and add the subject to: "Sec. 3.5.3.7" to the proposed use.

18. D.S. 2-02.2.2.A.2 Under "LAND USE CODE DATA: GROSS ARE" clarify if this is building gross area or what?

19. D.S. 2-02.2.2.A.3 Provide a Floor Area Ration (FAR), allowed and provided, on the plan.

20. D.S. 2-02.2.2.A.4 Until the use is clarified, Elementary or Secondary School see comment 17 above, the parking calculation can not be verified.

21. D.S. 2-02.2.2.A.4 In the parking calculation provide the required and provided number of parking spaces.

22. D.S. 2-02.2.2.A.4 The bicycle parking spaces calculation appears to be incorrect. Per LUC 3.3.4 CIVIC USE GROUP, Educational Use, Bicycle: One (1) space per ten (10) students and employees. The bicycle parking calculation does not appear to include the employees.

23. D.S. 2-02.2.2.A.5 Under the "LAND USE CODE DATA: REQUIRED LOADING" revise the LUC reference to read "3.4.5.4" and provide the number of loading spaces provided. Also please clarify what a "LADONG SPACE" is.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the site plan (T08CM02132) for the above referenced property. Engineering Division does not recommend approval of the site plan application at this time. The following items need to be addressed:


SITE PLAN COMMENTS:

1) DS Sec.2-02.2.1.A.5: Revise the site plan to provide the lot bearing along with the shown lot dimensions.

2) DS Sec.2-02.2.1.A.8: Revise the site plan to label and dimension the existing vehicular use area (north side of building) to verify conformance with the minimum requirements of DS Sec.3-05. Or provide a copy of the last approved site plan that shows the existing vehicular use areas to be in conformance with the Development Standards.

3) DS Sec.2-02.2.1.A.8: Revise the site plan to dimension the minimum 24-foot PAAL widths for all two-way traffic (12-foot for one-way traffic unless used as a Fire Access Lane then 20-foot minimum) at all locations on the site plan. All driveway entrances must also meet the minimum 24-foot width requirements for 2-way traffic.

4) DS Sec.2-02.2.1.A.8: Revise the site plan to clearly dimension wheel stop barrier or curbing for the parking spaces located along any adjacent landscape areas and/or pedestrian circulation paths. The barriers are to be set at 15.5-feet to accommodate the required 2.5-foot overhang to prevent encroachment or damage to the proposed landscape area and/or the required clear 4-foot pedestrian path.

5) DS Sec.2-02.2.1.A.8: Refer to comments from Ron Brown, RA Structural Plans Examiner for all handicap and ANSI Standard requirements that apply to this project.

6) DS Sec.2-02.2.1.A.10: Revise the site plan to provide the future sight-visibility triangles (SVTs) for all existing driveways. Improvements can not be located within either the existing or future SVTs, revise the plan accordingly.

7) DS Sec.2-02.2.1.A.19: Revise the site plan to label Speedway Blvd as a Public Road. Clearly label the centerline of the road.

8) DS Sec.2-02.2.1.A.19: Revise the site plan to label the shown right-of-way for Speedway Blvd as existing. Label and dimension the future MS&R right-of-way width (120-feet) for Speedway Blvd on the site plan.

9) DS Sec.2-01.2.1.A.20: Verify that all existing easements are drawn with recordation information, location, width, and purpose of on the site plan.

10) DS Sec.2-01.2.1.A.21: Provide dimensions from the street monument lines to the existing curb line and label and dimension the future right-of-way, future curb and 6-foot sidewalk.

11) DS Sec.2-02.2.1.A.32: Revise the site plan to provide a detail to show that the existing refuse enclosure meets the minimum requirements of DS Sec.6-01. Refer to DS Sec.6-01.4.2 for specifications and requirements on access, placement of containers, bin enclosure and construction.

12) Be advised that further comments may be forth coming on resubmittal of the site plan.


GENERAL COMMENTS:

Please provide a revised site plan that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package.
