Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" All code references to the Uniform Plumbing Code shall be changed from 2003 to 2006 (sheet A-1).
" The General Notes (sheet A-1) require updating: Design Criteria IRC reference 2000 to 2006 and Seismic Zone 2A to Category B.
" Revise the IRC reference from 2003 to 2006 (Window Note #4 sheet A-3). Also note Tucson is now in climate zone 2B.
" Revise the IRC reference from 2000 to 2006 (Note #1 sheet E-1).
" Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.

FOUNDATION PLANS:

1. Show consistent anchor bolt spacing (Detail 3/A-5 and 5/A-6), R403.1.6.
2. Show all foundation hold-downs for any alternate brace wall panels on the Foundation Plan, R403.1.6. Show required hold-down locations for continuously sheathed walls if panels are less than minimum width, Table R602.10.5. Brace wall panels are required at wall ends and not more than 25' O.C. Minimum panel width is 36" (with 9' height) adjacent to an 85% opening (door) of wall height, or 27" adjacent to a 65% opening (window) of wall height, R602.10.5.

FLOOR PLANS:

1. Exterior walls with a fire separation distance less than 3-foot shall have not less than one-hour fire-resistive construction. Show compliance for the North wall with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 720.1(2), Items 15-1.1 to 16-1.3.
2. Show the location of tempered glass (within 18" of the floor, 24" of doorways (Windows 3, 5 & 8), R308.4.
3. Show the stair rise and run limits (10" min tread depth and 7-¾" max riser height, R311.5.3).
4. Show under-floor space ventilation. Openings shall be not less than 1 SF for each 150 SF of area, R408.2. Show the location of a minimum 18"X24" access to under floor space that exceeds 30SF, R408.4.

STRUCTURAL PLANS:

1. Detail all brace wall connections from the foundation to the roof sheathing (between stories), R602.10.8 and R801.2.
2. Provide a complete braced panel layout using alternate braced wall panels R602.10.6 or continuous structural panel sheathing placement, Table R602.10.5. Show all exterior wall bracing, R602.10.1.1. Include the Bedroom East wall and Sunroom South wall.
3. Provide ceiling joist sizes and spacing in compliance with Table R802.4.

SECTIONS - DETAILS:

1. Contain roof water drainage on property. Relocate downspout discharge.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Unvented attic space may not be used with Fiber Glass Shingle roof surfaces. Show compliance with R806 by providing calculated venting.

PLUMBING PLANS:

1. Note and specify all piping materials, UPC 301.1.1. Include existing building sewer pipe. A building may only be constructed over pipe materials approved for underground drainage pipe, UPC 718.3. Existing sewer pipe may require replacement.
2. Show compliance with R308 showing the sewer piping from dwelling to HCS within property boundaries, public right-of-way or utility easement.
3. Provide protection of (indoor rated) equipment located outdoors (Water Heater with exterior case), UPC 508.27.
4. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arrester is required for the clothes washer water connection, UPC 609.10.
5. Show a two-way cleanout at the building exterior on the property or utility easement, UPC 719.0.

ELECTRICAL PLANS:

1. Revise the grounding electrode conductor from #8 to #6 for the 200A panel on the Riser Diagram, Table E3503.1.
2. Designate the circuit number at the location of the Washer receptacle, E3603.5.
3. Show a Bathroom receptacle outlet circuit number with no outlets at other locations, E3603.4. Revise from #13 to #14.
4. Provide a GFCI protected exterior outlet at grade level located at the back of the dwelling, E3801.7.
5. Show a GFCI receptacle outlet on the same level within 25' of exterior (Roof Mounted) HVAC equipment, E3801.11.
6. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12.
7. Indicate the location of all disconnect switches for (Roof Mounted) HVAC equipment, E4001.5.

OUTDOOR LIGHTING CODE

1. Revise the Outdoor Lighting Code calculation showing a lamp lumen rating for the fixture wattage rating (not installed lamp rating), OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the simplified prescribed energy value for above grade floors as R=13, N1102.1.
