Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g. 3. A 10' interior landscape border is required along site boundaries of the adjacent residential properties per LUC Table 3.7.2-I 4. One (1) canopy tree must be provided for every thirty-three (33) linear feet of the interior landscape border per LUC 3.7.2.4. Where motor vehicle parking spaces or parking area access lanes (PAALs) are located next to the property line an interior landscape border is not required if: " An equivalent number of trees are planted elsewhere on the site between the building(s) and the property line and the trees are evenly distributed over the site; and the minimum planting area required in LUC 3.7.2.3.A.1.c is provided for each canopy tree. 5. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I. The screening requirement is in addition to the landscape requirement. 6. A 5' wall is required to screen residential properties from vehicle use area per LUC Table 3.7.2-I. 7. All disturbed, grubbed, graded, or bladed areas not otherwise improved shall be landscaped, reseeded, or treated with an inorganic or organic ground cover to help reduce dust pollution LUC 3.7.2.7 8. Submit Application for Exception; include acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants. 9. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 10. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan. 11. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the site plan. Site Plan: 1. DS Sec.2-02.2.1.A.4: Revise the project location map on Sheet 1. The map should cover approximately one (1) square mile and be drawn at a minimum of 3" = 1mile scale. Provide the following information: Show the subject property approximately centered within the one (1) square mile area; Section, Township, and range; section corners; north arrow; and scale will be labeled. 2. Please label lot dimensions and bearings per D.S. 2-02.2.1.5 3. Revise SVT for PAAL to Local Street to be Near Side = 185' and Far Side 110'. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. 4. DS Sec.2-02.2.1.A.11: Revise the site plan to show the minimum 12-foot separation that is required between adjacent driveways. Show and label the existing driveways adjacent to the site and verify the 12-foot minimum width. Refer to Tucson Code (TC) Chapter 25-39 for curb cut and driveway requirements. 5. Provide Drainage patterns and/or finished grades per D.S. 2-02.2.1.16. 6. List estimated cut & fill quantities per D.S. 2-02.2.1.17. It appears that cut and fill will not be occurring for the proposed single family residence. However, as part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice. 7. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for 24th Street. 8. Verify that all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. 9. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 10. Show site plan activity number in the lower right hand corner of all sheets per D.S. 2-02.2.1.29. 11. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. 12. The Development Designator is "K" and the perimeter yard indicator is BB (LUC Sections 2.3.5.2.A.2, 3.2.3.1.C and 3.2.6.4). 2) This site is being review under Development Standards 2-02. 3) Please provide complete and correct lot dimensions and bearings on the site plan (DS 2-02.1.A.5). The lot dimensions provided are incorrect. The map provided by the County Assessor shows the lot dimensions of 227 feet by 74 feet. The dimensions provided on the site plan show 74.5 feet by a total of 235 feet. 4) Please provide a copy of the last approved site plan with you next submittal. Please be aware that the incorrect lot dimensions means that the dimensions for each building location may not be correct. Also be aware that the Assessor's records provide different dimensions for the existing buildings. 5) Delineate and dimension the required zoning setbacks on the site plan (DS 2-02.1.A.7 and LUC Sections 3.2.6.4 and 3.2.6.5.A). 6) Provide the dimensions for each of the carports and clearly delineate and dimension each of the other parking spaces (DS 2-02.2.A.8 and DS 3-05.2.1.B). "The vehicle use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls or buildings" (DS 3-05.2.3.C.1). The Parking Area Access Lane (PAAL) is dimensioned at two feet from the property line (3-05.2.2.B.3) but the numbers do not appear to match along the parking space adjacent to the north house (DS 2-02.2.1.A.8). 7) Provide continuous pedestrian access from each structure to the street. The pedestrian circulation path must be connected to all public access areas, all vehicle use areas, all dumpster areas, along with all buildings (DS2-08.3.1). "Within this pedestrian circulation path, an accessible route is also required. The accessible route must connect all areas of the development⦠This accessible route may be identical to the pedestrian circulation path" (DS 2-08.3.1). The pedestrian access must be a four foot wide sidewalk (DS 2-08.5.1.A). 8) Provide a pedestrian refuge with a minimum width of five feet (5'-0") between the PAAL and each building (DS 3-05.2.2.B.1). A parallel sidewalk is required with a minimum width of four feet (4'-0") between all buildings and any PAAL (2-08.4.1.B). The sidewalks must be physically separated form any vehicle travel lane by curbing or other means (DS 2-08.4.1). Neither the pedestrian refuge areas nor the sidewalks may be located between any motor vehicle parking space and the PAAL (DS 2-08.4.1.F). 9) Please be aware that the minimum width for a two-way PAAL is twenty-four feet (24"-0") (DS 3-05.2.1.C.1 and DS 2-02.2.1.A.11). Clearly identify circulation for all vehicle, bicycle, pedestrian and handicapped accessible routes on the plan (DS 2-02.2.1.A.12). There appears to be conflicts that must be resolved. 10) "All easements of record must be graphically shown on the plan together with recording docket and page reference" (DS 2-02.2.1.A.20). 11) Provide the location, type size and height of any existing and proposed signage on the plan (DS 2-02.2.1.A.13). 12) Provide the existing and purposed lighting layout with the types of lighting on the plan (DS 2-02.2.1.A.25). 13) Please revise the lot coverage calculations to reflect the correct lot size and building dimensions (DS 2-02.2.2.A.6). Please revise and correct plans prior to you next submittal. Please be aware that additional comments may be necessary relative to changes made to the site plan with future submittals. |
