RESUBMITTAL REQUIRED: Site Plan

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Please include a response letter to the comments along with the corrected copies of the site plan.

Site Plan:

1. DS Sec.2-02.2.1.A.4: Revise the project location map on Sheet 1. The map should cover approximately one (1) square mile and be drawn at a minimum of 3" = 1mile scale. Provide the following information: Show the subject property approximately centered within the one (1) square mile area; Section, Township, and range; section corners; north arrow; and scale will be labeled.
2. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
3. Revise SVT for PAAL to Local Street to be Near Side = 185' and Far Side 110'. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
4. DS Sec.2-02.2.1.A.11: Revise the site plan to show the minimum 12-foot separation that is required between adjacent driveways. Show and label the existing driveways adjacent to the site and verify the 12-foot minimum width. Refer to Tucson Code (TC) Chapter 25-39 for curb cut and driveway requirements.
5. Provide Drainage patterns and/or finished grades per D.S. 2-02.2.1.16.
6. List estimated cut & fill quantities per D.S. 2-02.2.1.17. It appears that cut and fill will not be occurring for the proposed single family residence. However, as part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice.
7. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for 24th Street.
8. Verify that all easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
9. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
10. Show site plan activity number in the lower right hand corner of all sheets per D.S. 2-02.2.1.29.
11. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

FOUNDATION PLANS:

1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade Detail 3/2, R319.1.4 exception 1.
2. Note that grade away from foundations shall fall min 6" within the first 10', R401.3.

STRUCTURAL PLANS:

1. Replace the undersized Carport beam (sheet 3 & 4) and size for carrying the roof load, R301.1.
2. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2.
3. Provide detail for bracing trusses at gable end ridges (detail 2/4) to prevent rotation and provide lateral stability, R802.10.3.

SECTIONS - DETAILS:

1. Show an exterior wall framing detail with a 6" clearance above the ground at the grade-level main entrance (detail 2/2), R319.1 item 5.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. (Keynote 12 sheet 4).
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Show a #15 water-resistive barrier over studs (and sheathing) of all exterior walls, R703.2.
5. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing when eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washers, dishwashers and refrigerator water connections, UPC 609.10.
2. Hose bibs require backflow preventers, UPC 603.2.3.
3. Show a 4" drain pipe size on the Waste Schematic consistent with the plan.

MECHANICAL PLANS:

1. Show a means of make-up air to the laundry closet (outside duct, louvered or 1" undercut door), M1307.
2. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.
3. Show the kitchen exhaust fan minimum 100 CFM rating, M1507.3.

ELECTRICAL PLANS:

1. Show the circuit size for the exterior air handling equipment (circuit 1, 3) with the same size shown on the Mechanical Equipment Schedule 60A, E4001.5.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans, N1101.2. Revise General Note #8 sheet 3.
