Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" Revise the Inclusive Home Design Ordinance notation (sheet 2) showing the City of Tucson and reference the 2006 IRC rather than 2000.

SITE PLAN:

1. Indicate the location of utility meters and gas and sewer lines from property line to building, R106.1.1.

FOUNDATION PLANS:

1. Note that grade away from foundations shall fall min 6" within the first 10' (note 7 sheet 1), R401.3.

SECTIONS - DETAILS:

1. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas (tub/shower plan note & interior notes 3&4 sheet 4), R702.4.2.
2. Specify a #15 water-resistive barrier over studs of all exterior walls, R703.2.
3. Unvented attic space may not be used with Fiber Glass Shingle roof surfaces. Show compliance with R806 by providing calculated venting or conditioned attic space (insulation at underside of roof surface) with Tile, Metal or Built-up covering and no vapor retarders at the ceiling. Revise Sections A & B sheet 6.
4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing when eave venting is used, R806.3. This may be accomplished w/ baffles. Although, if a suitable roof covering is selected with an unvented attic space then remove the eave venting shown on Detail 2/6. The same applies to the 12"x12" roof vents shown on the Roof Framing Plan sheet 5.

PLUMBING PLANS:

1. The plans should consistently reference either the IRC or UPC for Plumbing installation. Change the last plumbing note from UPC to IRC sheet 8.
2. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washers, dishwashers and refrigerator water connections, IRC P2903.5.
3. Each dwelling unit requires an individual water meter, P2602.1.1 (City of Tucson Amended).
4. Provide (3/4") future gas piping between utility closet and exterior or submit exemption documentation, Arizona Statute 30-809.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
2. Show a secondary condensate drain line from interior equipment, M1411.3.1.
3. Show (if used) the kitchen exhaust fan minimum 100 CFM rating, M1507.3.
4. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU), M1602. Revise the 16" diameter RA duct size to 18".

ELECTRICAL PLANS:

1. Tucson Electric Power requires a 2½" diameter service conduit, TEP SR-305.
2. Show a main disconnecting means at each panel board, E3501.7.
3. Designate the circuit number at the location of each light fixture, receptacle and equipment disconnect switch, E3603.5. Show the attic equipment, service receptacle and light circuits on the plan.
4. Show sub-panel feeder conductor size on the Single Line Diagram, E3605.
5. Provide the wire size for 50 ampere circuits (note 25E sheet 10), E3606.2.
6. Indicate the location and circuit number of the (attic) air handling receptacle or disconnect switch (separate from service receptacle), E4001.5.

OUTDOOR LIGHTING CODE

1. Revise the OLC Schedule (sheet 2) showing fixture 'A' as unshielded (non-FCO style). Full cut-off FCO style fixtures may only emit light downward. Show the lumen budget for unshielded fixtures, OLC 5.1.2.
