Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

INCLUSIVE HOME DESIGN: (references taken from ANSI 117.1-1998 as amended)
3. Provide Inclusive Home Design notes on plan.
4. Provide an accessible route from the public way extending throughout the entire first floor (except for exempt areas as defined in section 1003.3), 1003.2.
5. Vertical changes in floor elevation may not exceed ¼ inch (½ inch when beveled), 1003.4.
6. Thresholds may not exceed ½ inch in height, 404.2.5.
7. All door hardware must be lever-type or otherwise usable without tight grasping or twisting of the wrist, 404.2.7.
8. Door openings shall have a net width of not less than 30 inches, 1003.5.2.1.
9. Provide all switches, receptacles, and controls within 48 inches of the floor but not less than 15 inches above the floor, 1003.9.
10. Provide blocking in bathrooms for future installation of grab bars around: toilets, showers, and bathtubs, 1003.11.2.

FLOOR PLANS:
11. Specify the location of tempered glass when less than 60" above tub/shower floors, R308.4.

FOUNDATION PLANS:
12. Provide a note for termite treatment, R320 as amended.

STRUCTURAL PLANS:
13. Provide a complete braced wall panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.
14. Specify the supporting member under the end of the beam at the back of the patio.
15. Justify the 4x10 beam over the living area for the proposed roof load.

ELEVATIONS:
16. For thin-coat stucco systems, indicate the ICC ESR #, system name, and vapor barrier, R703.6.

SECTIONS - DETAILS:
17. Provide uplift resistance for roof framing at rafter-to-wall connections, R802.11.1.

PLUMBING PLAN:
18. Provide individual water meter for new dwelling unit, P2602.1.1 as amended.
19. Provide note requiring that water hammer arrestor be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, IRC P2903.5.

ELECTRICAL PLAN:
20. Clarify conductor sizes specified for the connected loads. Use Table E3605.1 (60 degree C column) for sizing branch circuits and conductors rated <100 amps.
21. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet, E3801.2. Fixed in place panels such as bookshelves are considered wall space, E3801.2.2(3).

INTERNATIONAL ENERGY CONSERVATION CODE:
22. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1. Provide these minimum prescriptive values or provide a ResCheck calculation of the building.
