This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " All code references to the International Residential Code shall be changed from 2000/03 to 2006 sheet 5, Note1, 11 and Header Schedule. " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. SITE PLAN: 1. Show the water pipe size between the meter to the building and point of connection for new plumbing. The supply pipe must be sized for the calculated load, 2006 UPC 610.1. FLOOR PLANS: 1. Revise the room name from Garage to Great Room sheet 2, R106.1.1. 2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1. 3. Show a ½" gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R309.2. SECTIONS - DETAILS: 1. Revise the sheet number from 4 to 3 on each Detail Reference sheet 3, R106.1.1. 2. Identify door sizes for #3 & #4 on the Door Schedule sheet 4, R106.1.1. 3. Show a detail for the Garage Wall without a gypsum board ceiling. The 2 x 10" @ 24" OC rafters are undersized for any added weight. 4. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Show a single pipe length for determining required service pipe size, IRC P2903.6. Consider upgrading the supply pipe size and/or meter size for a fixture value over 25. 2. Clarify the point of connection of the new hot and cold water lines to existing service pipes. The supply pipes for a bathroom group must be no less than ¾" including the existing branch supply lines, IRC P2903.6. Existing ½" water pipes may require replacement to larger sizes. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Show bathroom exhaust terminating out of the dwelling unit, M1507.2. 3. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). Provide a minimum 14" return air duct for a 2 ton unit, M1602 ELECTRICAL PLANS: 1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 2. Show new circuits on the panel schedule with ampacity and wire size, E3304.11 & E3606.2. 3. Show overcurrent protection not exceeding the allowable conductor ampacity, E3605.5. Increase wire size for circuits 14 & 16. 4. Show receptacle outlets not more than 12" below the extended countertop, and the countertop does not extend more than 6" beyond the support base, E3801.4.5 Except. Relocate the receptacle (circuit 25) below the extended countertop to the utility closet wall. 5. Show a GFCI receptacle outlet within 25' of exterior HVAC equipment, E3801.11. 6. Indicate the location of all disconnect switches for air handling equipment (circuit 14, 16), E4001.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
