02/02/2009 | TERRY STEVENS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Terry Stevens Lead Planner PROJECT: T08CM01695 55 N. 5th Avenue Site Plan TRANSMITTAL DATE: 2/4/09 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. There appears to be a land division proposed for this site. Per discussion with zoning staff a block plat is in process for submittal. This site plan cannot be approved until the block plat has been approved. Add the block plat case number (S08-076) in the lower right corner near the title block. Provide distance and bearings for all property lines on the site plan. Provide length and width dimensions for the proposed structure on the foot print for the building on the site plan. 2. DS 2-02.2.1.8 The parking calculations indicate a total of 68 parking spaces required and 20 parking spaces being provided. Provide documentation of where the remainder parking spaces are being provided. Zoning acknowledges a waiver for the above comment is in process. Provide documentation of the waiver approval. Indicate in the parking calculations that the reduction of number of parking spaces has been approved by wavier by the City of Tucson city manager. 3. DS 2-02.2.1.8 The class two bicycle parking appears to meet the 50' requirement as indicated on the site plan. A wavier would not be required. 4. DS 2-02.2.1.12 A pedestrian cross access agreement will be required with the property to the east. Provide documentation of the cross access agreement. Provide recording information (docket and page) on the site plan for the agreement. 5. DS 2-02.2.1.20 Provide docket and page recording information and width for the proposed public utility easement located along the west side. If you have any questions about this transmittal, please call Terry Stevens, (520) 837-4961 C:\planning\cdrc\DSD\T08CM01695-2.doc |
