COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Per discussions with Glenn Moyer and Matt Flick the revisions to 5th Ave in regards to curb location, parking spaces and sidewalks were to be indicated on this site plan as a revision to the garage plans.

2. There appears to be a land division proposed for this site. Per discussion with zoning staff a block plat is in process for submittal. This site plan cannot be approved until the block plat has been approved.

3. DS 2-02.2.1.6 Provide dimensions for the footprint of the building.

4. DS 2-02.2.1.8 The parking calculations indicate a total of 68 parking spaces required and 20 parking spaces being provided. Provide documentation of where the remainder parking spaces are being provided.

The number of required parking spaces is based on the number of bedrooms in each unit. Provide the number of bedrooms for each unit in the parking calculations.

The number of provided parking spaces (68) requires 3 accessible parking spaces with one of the accessible parking spaces being a van accessible parking space. See IBC Sec. 1106.1 and 1106.5. Revise calculations.

5. DS 2-02.2.1.8 The number of required bicycle parking spaces required per LUC Sec. 3.3.4 is 8% of the provided vehicle parking spaces with 50% being class one type and 50% being class two. The number of required vehicle parking spaces is 68 and the bicycle parking calculations are based on that number. Revise calculations. Verify the number of class one parking spaces being located in the garage.

Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. Bicycle access through the development will be separate from the pedestrian ways. Vehicular access may be used as bicycle access. Bicycle access to a parking facility may cross a pedestrian way at a right angle (DS2-09.3.2). Multiple rack bicycle parking require a minimum thirty (30) inches between outer spaces of posts or racks (DS 2-09.5.1.A). Please review the revised DS 2-09 and provide the necessary corrections to the bicycle parking as required.

Please provide a dimensioned detail for class 1 and class 2 bicycle parking spaces. Be aware that that development standard 2-09 has been revised.

Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material.

6. DS 2-02.2.1.12 Provide a pedestrian circulation path (sidewalk) from the building to the elevators and connecting to the rest of the pedestrian circulation path.

A pedestrian cross access agreement will be required with the property to the east. Provide documentation of the cross access agreement.

Clearly indicate the widths of all sidewalks (minimum 4') and required pedestrian refuge areas. (minimum 5' pedestrian refuge required between a building and vehicle use area)

7. DS 2-02.2.1.13 If applicable, indicate the locations and types of proposed signs (wall, freestanding, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met.

8. DS 2-02.2.1.14 Loading zones are not required for a Residential Use - Family Dwelling. Remove from calculations.

9. DS 2-02.2.1.20 If applicable, all easements of record must be graphically shown of the plan together with recording docket and page information.

10. DS 2-02.2.1.31 The proposed use is indicated as residential group dwelling is incorrect. The correct use and development designator is "Family Dwelling "X". Revise notes.

11. DS 2-02.2.1.32 The location of the dumpster is not located on this parcel. Provide documentation of cross access, lease, or other type of agreement between the property owners for the location of the dumpster.

12. DS 2-02.2.2.3 Provide the lot coverage calculations for this site. Per LUC Sec. 3.2.3.1 for a Family Dwelling with a development designator "X" the maximum allowed lot coverage is 80%. Provide the allowed and provided lot coverage in the calculations.

RESUBMITTAL REQUIRED: Site Plan and Drainage Statement.

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Show which datum is being used, NGVD29 or NAVD88.
3. Address the sump pump discharge. The stormwater shall be discharged onto a landscaped area prior to discharging onto the street/pavement.
4. Show Site plan number (T08CM01695) on all sheets per D.S. 2-02.2.1.29.
5. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The enclosure appears to be too narrow for the double containers.
6. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
7. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located or any drainage crossing the sidewalk will suffice.
