Flamenco Drive Single Family Residence TRANSMITTAL DATE: December 30, 2008 COMMENTS: 1. This project was reviewed for compliance with the Land Use Code (LUC). The criteria specified in this project review as needing variance referral involves sections: LUC 3.2.6.5.A., referring to minimum required building setbacks to the street property line. This project is to permit an existing carport extension in the front yard of the existing R-1 zoned residence. 2. Per LUC 3.2.6.5.A, the required minimum building setback for a structure on an established street is the greater of 20' or 1.5 times the height of the exterior building wall, as measured from the building wall/post to the street front property line of E. Flamenco Drive. Proposed setback provided is 11'-6". Also based on LUC Section 3.2.6.3 and 3.2.6.5.B.2 Carports and Garages in Single-Family and Duplex Development. For carports, garages, or similar parking structures in single-family or duplex residential development on individual lots, a minimum setback shall be provided using either of the following alternatives. (See Illustration 3.2.6.5.B.2.) a. A minimum setback of nineteen (19) feet from the back of sidewalk to allow sufficient space for a motor vehicle to be parked in front of the carport or garage, measured as follows. Eighteen (18) feet (the length of a standard parking space) must be provided in front of the carport or garage and measured so that the full eighteen (18) foot parking space is available for parking on-site.
