Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

Construction drawing guidelines are available from the residential desk of the Development Services Division.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references.
" Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson on 10/16/2007. Accessible route, door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc.
" Provide ¼" = 1' scaled drawings with legible notation (minimum 1/8" lettering).
" Provide consecutive sheet numbers on each construction drawing, R106.1.1.
" Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.

SITE PLAN:

1. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1.
FOUNDATION PLANS:

1. Locate and detail all footings (R301.1) for the following:
" Girder truss bearing locations
" Posts or columns
2. Indicate the slopes for garage slabs, R309.3.
3. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3.
4. Show or note an 8" minimum separation of untreated exterior framing above finished grade, R319.1 item 2.
5. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1.
6. Show compliance with termite treatment, R320 as amended.
7. Revise the foundation requirements for accommodating all loads, R401.2.
8. Note that grade away from foundations shall fall min 6" within the first 10', R401.3.
9. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per Table R401.4.1 if a soils report is not provided.
10. Note and detail minimum reinforcing.
1. Stem walls, R404.1.1.
2. Footings under braced walls, R602.10.6.
11. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan, R403.1.6, R602.10.3, and R602.10.6.
12. Revise the Alternate Braced Wall Panel notation with a device and an installation that provides the required uplift capacity, R602.10.6. The PAHD42 is rated less than 1800 LBS when installed with end distance less than 8". The HPAHD22 is rated less than 1800 LBS when installed with end distance less than 8" and with fewer than 23 -16d nails.

FLOOR PLANS:

1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 24", R307.1 & UPC 407.6.
2. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8" solid core) with self-closing and self-latching provision, 2006 IRC Amendment section 309.1.
3. Provide ½" gypsum board (garage side) on all walls common to the garage and house in compliance with R309.2.
4. Show the garage floor direction of slope, R309.3.
5. Show compliance with R310 providing egress from bedrooms to meet the following minimum specifications. South elevation conflict with floor plan, bed rm #2
1. Maximum sill height of 44".
2. Minimum net clear opening area of 5.7 SQ FT (5 SQ FT 1st floor).
3. Minimum net clear opening dimension of 24" height and 20" width.

STRUCTURAL PLANS:

1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load, R301.1. (City of Tucson Amended).
2. Provide complete roof framing plans. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking, Framing plan in conflict with foundation plan. R301.1.
3. Show the location of the HVAC load on the roof framing plan for verifying the truss load carrying capacity, Show required headers to accomadate mechanical duct. R301.1.
4. Provide existing roof framing sizes and spans between load bearing walls for supporting the added HVAC load, R301.1.
5. Completely detail all connections (R301.1) to the foundation and framing members.
6. Detail all brace wall connections from the foundation to the roof sheathing, R602.10.8.
7. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' O.C., Table R602.10.1. Show all exterior wall bracing and interior wall line bracing at intervals not exceeding 35' (50' exception) from exterior wall lines, R602.10.1.1.
8. Locate and identify brace wall panel materials (min 3/8" OSB) and locations along with the appropriate nailing schedule (8d @ 6" o/c edge & @12" o/c field), R602.10.6.
9. Continuous structural panel sheathing shall comply with Table R602.10.5 that is limited to 10' wall lengths, R602.10.5. Show interior wall line bracing at intervals not exceeding 35' (50' exception) from exterior wall lines, R602.10.1.1.
10. Brace wall panel requirements have not been met for the garage door opening, R602.10.6. The single portal Alternate Braced Wall design requires sheathed panel nailing to header, 4,200 LBS uplift capacity tie-downs, and 1,000 LBS post straps top and bottom, Figure R602.10.6.2.
22. Provide joist sizes and spacing in compliance with Table R802.4.
23. Provide rafter sizes and spacing in compliance with Table R802.5.1.
24. Note or detail trimmers, headers and framing anchors (show sizes) at framed door and window openings, Detail of 3-2x8's in 2x4 wall required. R802.9.
25. Provide manufacturer's calculations and data for pre-engineered Glu Lam specified, unable to verify beam sizes as noted

ELEVATIONS:

1. Note and size all roofing drains and scuppers for flat roofed areas, R903.4.
2. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation, R905.
3. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.)

SECTIONS - DETAILS:

1. Provide a building cross-section. More than one may be required to clearly illustrate materials, sizes and connections, R106.1.1.
2. All cross-sections shall be cross-referenced to the respective floor plan and framing plan, R106.1.1.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1.
5. Unvented attic space may not be used with Fiber Glass Shingle roof surfaces. Show compliance with R806 by providing calculated venting or conditioned attic space (insulation underside of roof surface) with Tile or Built-up covering and no vapor retarders at the ceiling.
6. Provide roof scupper openings with a width (6" min) equal to the drain circumference required for the area served (3 inch/hour rainfall rate), UPC Table 11-1.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference one of these codes for Plumbing. Provide an isometric drainage diagram for IRC design approval.
2. Provide a plumbing design using a single code, 2006 UPC or 2006 IRC.
3. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, UPC 608.5. IRC P2803.6.1.
4. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washers, dishwashers and refrigerator water connections, UPC 609.10. IRC P2903.5.

WATER:
1. Provide water pressure range, developed length, and diameter of water lines between the meter to the furthest fixture, UPC 610.8, Table 6-6. IRC P2903.7.
2. Provide a fixture unit schedule (to include existing fixtures) for determining required service pipe size, UPC Tables 6-5 & 7-3. IRC P2903.6. Consider upgrading the supply pipe size and/or meter size.
3. Provide water pressure range and the maximum developed length of water line and diameter between the meter (may require upgrading existing), UPC 610.8, Table 6-6. IRC P2903.7.
4. Clarify the point of connection of the new hot and cold water lines to existing service pipes. The supply pipes must be evaluated for sufficient size for controlling excessive flow rates, UPC 610.3. Provide pipe sizes (diameter & length), average pressure and a complete fixture unit schedule UPC 610.8, Table 6-6. IRC P2903.6. Existing water pipes may require replacement to larger sizes.
5. Hose bibs require backflow preventers, UPC 603.2.3. IRC P2902.4.3.
6. Each dwelling unit requires an individual accessible water supply shut off, UPC 605.3. IRC P2903.9.1.
WASTE AND VENTING:
1. Provide an isometric drawing of waste lines (not required for single story residence) showing the size of waste lines, vents and required clean-outs, UPC 103.2. IRC P3005.4.
2. Drainage piping serving fixtures which have flood level rim located below the elevation of the next upstream manhole cover of the public sewer, and shall be protected from back-flow of sewage by a backwater valve, UPC 603.3. IRC P3008.1. Note and specify on plan the location and type if required.
3. Show the trap/trap arm size as required by Table 7-3. IRC P3201.7. The minimum water closet pipe diameter is 3". Plumbing lacking for clothes washer.
4. Show the cleanout size (1-½" for drains up to 2" and 2-½" for drains up to 3") as required by Table 7-6. The water closet VTR may be used as the cleanout if increased to 2-½" (3" ABS).
5. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment.
GAS:
1. Provide a #18 yellow tracer wire with nonmetallic piping, IRC G2415.14.3.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2006 IRC chapters 12 - 24.
2. Air intake openings shall be located a minimum of 10' from (any street or alley), or 2 feet below any vent or chimney, R303.4.
3. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
4. Appliances located in a garage or carport require impact protection, M1307.3.1.
5. Show that the maximum length of dryer vent does not exceed 25' with consideration of bend reductions, M1502.
6. .
7. Mechanical draft vent systems shall terminate at least 3' above forced air inlets located within 10', G2427.8.

ELECTRICAL PLANS:

1. Note on plan that all electrical work shall comply with 2006 IRC chapters 33 - 42.
2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
3. Approval of a new Overhead service requires field verification. If used, a waiver request must be included with the permit application.
4. Show an underground service entrance on the Riser Diagram, or complete the Electrical Service Wavier form.
5. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508.
6. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3304.11 & E3606.2. Equipment requiring 220 amp breakers require dbl. pole breakers.
7. Show a receptacle outlet within 3' of each lavatory basin in each bathroom, E3801.6. Bathroom receptacles shall be on a separate 20 AMP circuit with no outlets at other locations, E3603.4. One circuit for each bath room.
8. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
9. Transformers (Class 1, 2 & 3) may not be located in clothes closets or attics, E4202.3 (City of Tucson Amended).
10.Outlets,swishes and smoke alarms in bed rooms shall be arc-fault protected.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
3. Include all exterior fixtures on the property in the outdoor lighting calculations (OLC 3.1.2).
4. The product sheet provided shows an unshielded fixture (Fixture "A"). Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. The existing Fixtures "B" appear to have exceeded the unshielded lumen limit; therefore the new fixture must be of the full cut-off FCO style. Select an appropriate fixture and label the new fixture as Full Cut-Off on the Electrical Plan.
5. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2.
2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. If using RES check for compliance select the Energy Code: "Pima, AZ: 2006 IECC <4,000 ft".
3. Tucson is in climate zone 2B. The simplified prescribed energy values for ceilings is R=30, N1102.1. The building thermal envelope shall be durably sealed to limit infiltration, N1102.4. Show a continuous thermal envelope without an air gap between layers vented to the exterior, or provide a RES check report showing an assembly compliance with R-25 batt ceiling insulation and R-19 batt with R-4 sheathing wall insulation & U-0.75 window
4. Show a continuous thermal envelope compliant with N1102.4 for the newly conditioned space.
5. Show the simplified prescribed energy value for above grade floors as R=13, N1102.1.
6. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
