Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1) This review is for additions to a single-family residence (SFR) and a shed in the rear yard. The zone is R-2 (LUC Section 2.3.5.2.A.1). The Development Designator is "I" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator is AA (LUC Section 3.2.6.4). 2) The lot coverage calculations provided on the plan are incomplete (LUC Section 3.2.9 and Illustration 3.2.9.2). The maximum lot coverage for a SFR in this zone is 70% (LUC Section 3.2.3.1.B). If sufficient lot coverage cannot be demonstrated on the plot plan a Board of Adjustment (BOA) shall be required for approval. 3) Provide the legal description on the plot plan (Sample Plot Plan instructions). 4) Provide the maximum wall heights for each side on each structure measured for design grade to the highest point of each wall (LUC Section 3.2.6.3, Illustration 3.2.6.3) on the plot plan (Sample Plot Plan instructions). The following comments are for the purpose of proceeding with the Design Development Option (DDO). 5) The DDO process and approval are required for approval of the setback along the north property line. (Please note that the height measurements herein referred to are based upon scaled measurements by the reviewer of the elevation drawings provided.) 6) The required setback to the north property line is the greatest of six (6) feet or two-thirds the height (LUC Section 3.2.3.1.B & 3.2.6.4). The wall height (as measured) is eleven (11) feet. The required setback to the north property line is seven (7) feet, four (4) inches. Three (3) feet is proposed for this setback. 7) The shed shall require DDO relief for the setbacks to the east and south property lines. (Please note that the shed setbacks may be waived, for zoning requirements only, with signatures on statements of approval from the owners of parcels 137-04-059A and 137-04-0500. These signed waiver statements are best included on the plot plan and all copies. The printouts from the Assessor's Office and a model of the waiver statement are included with the returned documents. Additional copies of these documents may also be obtained from the Zoning Review counter.) 8) The required setback to the south property line is the greatest of six (6) feet or two-thirds the height (LUC Sections 3.2.3.1.B & 3.2.6.4). The wall height (as measured) is nine (9) feet. The required setback for the shed to the south property line is six (6) feet. One (1) foot, five (5) inches is proposed. (Please note the one (1) hour fire rating required by the residential code. See Residential Review comments on the plot plan.) 9) The required setback to the east property line equals the wall height (LUC Section 3.2.3.1.B & 3.2.6.4). The wall height (as measured) is nine (9) feet, three (3) inches. The required setback is nine (9) feet, three (3) inches. Three (3) feet is proposed. Applicant: Chad Nielsen Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FLOOR PLANS: 3. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R309.1 as amended. Include door number 4 on the door schedule. 4. Openings from a garage directly into sleeping rooms are not permitted, R309.1. Specify use of room adjoining garage. STRUCTURAL PLANS: 5. Specify the size and spacing of the rafters over the proposed carport enclosure. SECTIONS - DETAILS: 6. Provide a one-hour fire rated wall assembly for walls located within 3 feet of the fire separation line, R302.1 as amended. Specify method of construction that will satisfy this requirement.
