The existing fence may not be located as shown within the PAAL to the east of the entrance drive along 22nd Street as shown on landscape plan sheets 2.3 and 2.4. Per DS 3-05.2.2.B.3 a minimum shy space of 2 feet must be maintained between a PAAL and any wall, screen or other obstruction. Revise to place the fence at least two feet from the concrete curbing along the PAAL as was done on the site plan. In addition, reveise the location of the PAAL dimension in the northwest corner of the site to be in the correct location on landscape plan sheet 2.3. See zoning comments regarding fence location relative to PAAL along south property line in the vicinity of the trash dumpsters. 2. Plant materials located within SVT's should consist of ground cover or low-growing vegetation of a species that will not grow higher than (30) inches. However, trees may be planted within SVT's provided that: A) The trunk caliper, at maturity, will not exceed twelve (12) inches in diameter; B) The lowest branch of any tree is at least six (6) feet above the grade of the street, and C) Trees are not planted in a line that could result in a solid wall effect when viewed from an angle. Some of the plants proposed within the SVT's, such as Leucophyllum compactum (Texas ranger) and Cortaderia selloana (pampas grass) may grow considerably higher than 30 inches. Revise landscape plan.
