This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. 2. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade, R319.1.4 exception 1. 2. Show compliance with termite treatment, R320 as amended. STRUCTURAL PLANS: 1. Provide the location of existing load bearing walls or roof supporting structures for verifying new header sizes (WIC door opening), R301.1. 2. Show the location of existing load bearing members and roof framing sizes for verifying new load carrying capacity (Master Bedroom requires a beam at the removed wall), R301.1. 3. Provide rafter sizes and spacing in compliance with Table R802.5.1. Master Bedroom rafters may not span more than 13'-4" @ 24" oc. 4. Show rafter to wall (top plate) connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds (Detail G/5), R802.11.1. (City of Tucson Amended) ELEVATIONS: 1. Note and specify a complete roofing system: Roofing type, size of materials and method of installation, R905. SECTIONS - DETAILS: 1. Revise the cross-referenced sheet numbers on sheet 3 plans from 6 to 5, R106.1.1. 2. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. Revise from Moisture Resistant shown on sheet #2. PLUMBING PLANS: 1. Note and specify all piping materials, UPC 301.1.1. IRC P2608. 2. Show the diameter of service water line between the meter the point of connection of the new hot and cold water lines. The supply pipes must be evaluated for sufficient size for controlling excessive flow rates, IRC P2903.6. Existing water pipes may require replacement to larger sizes. 3. Show the size of a upper terminal clean-out for the new branch, IRC P3005.4. MECHANICAL PLANS: 1. Show bathroom exhaust fan locations for venting to exterior (existing bathroom) with minimum 50 CFM rating R303.3 and M1507.3. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. 2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
