COMMENTS: Please resubmit revised drawings with redlines and response letter, stating how all Zoning Review Section comments were addressed.

1. This project was reviewed for compliance with the Land Use Code (LUC) and Development Standards (DS) and for compliance of site plan content in DS 2-02.

2. Per DS 2-02.2.1.2, please provide a legal description for the site.

3. Per DS 2-02.2.1.4, please revise location map on sheet 1 to a scale of 3" = 1 mile and include 1st Street, Forgeus Ave, and Tucson Blvd.

4. Per DS 2-02.2.1.7, regarding setbacks:
A) please revise the required setback notes for the east and south property lines, as those are abutting streets. Per LUC 3.2.6.5.A, choose and note which is a front street and side street. LIST required setbacks as "front street lot line setback = greater of 21' or 1.5 times height of the exterior building wall, side street lot line setback= 10'.
B) list required setbacks for WEST property line as: "THE GREATER OF: 20' per LUC 3.5.3.7.F, - OR - 1.5 times the height of the exterior building wall per LUC 3.2.6.4.

5. Per DS 2-02.2.1.8, regarding parking:
A) Per DS 3-05.2.1.3, appears fencing on perimeter of site abutting parking. keynote fencing and note that parking spaces abutting vertical objects taller than 6" must be 10' wide. Check parking spaces along perimeter and near transformer. (per email with applicant's office, no perimeter fencing - line represents property line.)
B) regarding the parking space at the end of the row of drop off spaces, please provide the angle of the space and dimension all lines and depths, and amount of vehicle overhang of the space per LUC 3.3.7.2 and DS 3-05.
C) I acknowledge the request for a DDO to reduce the number of required parking spaces from 35 to 31. Once comments 5, 7 and 8 are addressed, application to DDO allowed

6. Per DS 2-02.2.1.9, regarding bicycle parking:
A) please specify the number of faculty in the bicycle parking calculation
B) please provide a bicycle parking detail - sheet x1.2 as referenced, is missing

7. Per DS 2-02.2.1.10, show sight visibility triangles please. (See comment 8B - only necessary if two way travel in PAAL off Forgeus Ave is proposed.)

8. Per DS 2-02.2.1.11, regarding ingress/egress:
A) please dimension both access points to the site
B) provide a one way ingress off Forgeus Avenue - or a sight visibility triangle will be required for two way ingress/egress off Forgeus and will remove further parking, requiring a variance.

9. Per DS 2-02.2.1.12, for pedestrian access: (ACCESSIBLE REVIEW SEPARATE)
A) per David Rivera on 4/08/08, the 2 original drop off spaces that had striped asphalt surfacing for the pedestrian refuge (at entrance to site) may remain striped asphalt.
B) please advise if the area noted as "accessible route" directly off Forgeus is concrete and if it is in flush with the existing asphalt pedestrian refuge.
C) advise if connection from asphalt pedestrian refuge at drop off to site entry is concrete
D) to provide physical separation between walkway and vehicular use area, per DS 2-08.4.1, continue the curbing in PAAL serving drop off lanes all the way north to edge of asphalt pedestrian refuge at drop off space.
E) per Zoning Administrator's advisement 3/27/08, provide concrete, 6' wide, adjacent to the 6 new drop off spaces for adequate pedestrian refuge.
F) per DS 2-08.5.1.A, please ensure all gates are a minimum of 4' wide to ensure sidewalks meet this code section.
G) per DS 3-08.3.1, provide pedestrian access to the dumpster - a tree is in the way.

10. Per DS 2-02.2.1.13, please show any new free-standing signage.

11. Per DS 2-02.2.1.14, please provide a loading zone calculation per LUC 3.4.5.4 that 1 space at 12x35 is required. Note that no spaces are provided, as there are none existing for same use and this project is not a change of use requiring full code compliance.

12. Per DS 2-02.2.1.19, provide dimensions for Forgeus Avenue, location of centerline, travel lane, parking lane and curb.

13. Per DS 2-02.2.1.20, call out any and all easements graphically with recordation info.

14. Per DS 2-02.2.1.25, call out any new free-standing lighting.

15. Per DS 2-02.2.1.31, please clarify school is EXISTING, note the project is restriping of existing asphalt area for parking and drop off lanes, landscaping & pedestrian changes.

16. Per DS 2-02.2.A.1, provide overall acreage and square footage of site on sheet x1.1

17. Per DS 2-02.2.A.3, for records, provide actual floor area ratio in decimal format.

18. Provide note that all gates are to be open during school hours.
