Table 403.3, IMC 2006 specifies an occupant load of 70 people per 1,000 square feet of dining space; with an area of 308 square feet, the number of occupants would be 22, not 5. The minimum required ventilation for the lounge would be 440 CFM, a flow rate greater than the total amount of air being supplied to the space. You might want to reconsider the occupancy classification for the space, possibly as a conference room, which would reduce the number of people to 15. Review the calculations for RTU-6, including the calculations for common ventilation. Reference: Sections 403.3 and 403.3.2, IMC 2006.
2. Neither the self-service area nor the copy center appear to be offices. In fact, they appear to be closer to either retail spaces or "workroom, duplicating or printing" areas. Reference: Section 403.3, IMC 2006.
10/24/2008 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied No change from the last submittal, comment not resolved. The branch serving the restrooms has 22.5 fixture units and a demand of approximately 36 GPM; using your chart, a 1-1/2" supply is required. Also, considering that the flush valves operate for approximately 4 seconds per flush, the branch piping to the flush valves is undersized with respect to water velocity. Reference: Section 610.1, UPC 2006.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed building plan for the above referenced property. Engineering Division does not recommend approval of the building plan at this time. Please address the following review comments prior to the next submittal.

Building Plan:

1. Submit floodplain use permit along with necessary documentation for review. Including cost estimate for improvement. Need breakdown of cost for material and labor to complete project. See enclosed sample of acceptable cost estimate.

2. Unable to approve building plan - until floodplain use permit has been approved.
