Site Plan (1st Review)

TRANSMITTAL DATE: October 21, 2008

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. D.S. 2-02.2.1.A The site plan is drawn at a standard engineering scale no larger than l" = 60' on a sheet(s) no larger than 30" by 42" (24" by 36" recommended).

3. D.S. 2-02.2.1.A.4 The project location map shows the building on the west side of Oracle Road, please clarify.

4. D.S. 2-02.2.1.A.5 Provide lot lines, dimensions and bearings on the plan.

5. D.S. 2-02.2.1.A.6 For all angled parking on site provide the following: A - Parking Angle,
C - Space Depth & E - Curb Length, see LUC Section 3.3.7.2 for clarification.

6. D.S. 2-02.2.1.A.6 There is a proposed handicapped parking space located at the east end of the existing building that it does not appear that the proposed access aisle meets the minimum width requirements, please clarify. Also so the accessible route that provides access to the building from this proposed space.

7. D.S. 2-02.2.1.A.6 The wheel stops shown for the angled parking along the south side of the building and for the southern parking spaces are not shown correctly.

8. D.S. 2-02.2.1.A.6 There are three (3) vehicle parking spaces along the west end of the building that encroach in to the minimum four (4) foot width of the sidewalk, revise plan to maintain four (4) foot clear.

9. D.S. 2-02.2.1.A.12 Near the southwest corner of what appears to be a cart corral a four (4) sidewalk, physically separated from the vehicle use area is required.

10. Remove the reference to the "(N) DELIVERY AREA", located near the northwest corner of the building, as this area does not meet the requirements of LUC Section 3.4.4.

11. Remove the reference to the "12'x55' LOADING ZONE; ADJACENT TENANT" and the striped area from the plan.

12. The dimension strings of 4'-0", along the west side of what appears to be a cart corral, do not meet the requirements of twelve (.12) text, enlarge the dimensions.

13. Additional comments may be forth coming depending on how each comment has been addressed.
