Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

SITE PLAN:

1. Indicate the location of utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1.

FOUNDATION PLANS:

1. Show the minimum 12" footing depth below undisturbed soil, R403.1.4. Revise (Sections for both structures) the footer depth dimension from the point below any surface covering to bottom of footer.
2. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan, R403.1.6. An alternate Braced Wall Panel device providing the required 1800 LBS uplift capacity is required on the Enclosed Patio west wall, R602.10.6.

FLOOR PLANS:

1. Each detached (non-rated) structure requires a separate 3-foot fire separation distance. One structure requires not less than one-hour fire-resistive construction (without openings) if placed less than six feet from an existing building, R302.1.
a. The house gutter is not a structural connection between buildings. Show roofing materials (rafter, sheathing, cricket and flashing) connecting the buildings.
b. The Carport is closer than 6' from the Porch adjacent to the stairway. Consider connecting the structures or show compliance with R302.1 (City of Tucson Amended) by providing a one-hour rated Carport wall between structures. Prescriptive wall materials at available at IBC Table 720.1(2), Items 15-1.1 to 16-1.3.
2. Also, new projections (overhangs) shall not extend to a point closer than 2 feet from an existing overhang. Any portion within the fire separation distance shall have not less than one-hour fire-resistive construction on the underside. Provide compliance with R302.1 (City of Tucson Amended).

STRUCTURAL PLANS:

1. Provide complete roof framing plans and details. Show size and connections of ledger over East facing French Doors, R301.1.
2. Show size, spacing and span of all framing members, R802.1. Show purlins and blocking for supporting fiberglass roof sheathing.
3. Locate and identify brace wall type, R602.10.3 (Enclosed Patio west wall) along with the appropriate tie-downs and nailing schedule, R602.10.8.

SECTIONS - DETAILS:

1. Note and specify all roof slopes, R901.1.

MECHANICAL PLANS:

1. Provide an equipment specification list for the new the new heat pump shown on the Electrical Load Calculations. Include the tonnage and mounting location, M1302.1

ELECTRICAL PLANS:

1. All electrical work shall comply with 2006 IRC. Revise note #9 and the Riser Diagram.
2. Show a single feeder or branch circuit to the accessory (detached) building, NEC 225.30.
3. Show the location of each new circuit on the Electrical Plan (3000 VA load) for the Porch & Carport and the New Heat Pump shown on the Load Calculation, E3305.1.
4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
5. Show all receptacle outlets located outdoors, in garages or shops with ground fault circuit interrupting protection, E3802.
