COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.4 A small, project-location map will be provided, drawn at a scale of 3" = 1 mile. If possible, the map should be located in the upper right corner of the sheet. On
multiple sheet drawings, the map will be located on the first sheet of the plat. The
location map will provide the following information.
1. Show the subject property approximately centered within a one (1) square
mile area.
2. Identify conditions within the square mile area, such as subdivisions, major
streets, major watercourses, and railroads. Reference recorded
subdivision plats by book and page numbers.
3. Section, township, and range; section corners; north arrow; and the scale
will be labeled.

2. DS 2-02.2.1.6 Provide on the site plan the dimensions of the footprint of the structures.

3. DS 2-02.2.1.7 The wall heights are measured from the adjacent grade. An additional 6" should be added to all wall heights.

The required street setback per LUC Sec. 3.2.6.5.A is 20' or 1 ½ times the height of the proposed wall. The wall height of 22'-1 1/2" requires a street setback of 33'-21/4" the provided 29'-3" is inadequate. The wall height of 24'-10" requires a street setback of 37'-3" the provided 35'-11 1/2" is inadequate.

The required perimeter yard setback per LUC Sec. 3.2.6.4 is 10' or ¾ times the height of the proposed wall. The wall height of 22'-1 1/2" requires a setback from the north property line of 16'-7" the provided 10'-1" is inadequate. The wall height of 24'-10" requires a setback from the north property line of 18'-7 1/2" the provided 16'-9 1/2" is inadequate.

4. All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. The purpose of this requirement is to assure that all lettering is legible when
reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes.

5. DS 2-02.21.8 Provide a dimensioned detail of a standard parking space.

Clearly indicate with dimensions the location of the wheel stops as per DS 3-05.2.3.C.2.

Per DS 3-05.2.1.B.3 When the side(s) of a parking space abuts any vertical barrier over six (6) inches in height, other than a vertical support for a carport, the required width for the space is ten (10) feet to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists. The 10' width for the parking spaces will be required for all parking spaces located between the buildings.

Per DS DS 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the
property lines; damaging adjacent landscaping, walls, or buildings; or overhanging adjacent sidewalk areas or unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. Barriers will be required at the north and south parking spaces to prevent driving onto unimproved portions of the site.

Per DS 3-05.2.2.D A back-up spur will be provided at the end of a row of parking if no
ingress or egress is provided at that end. The spur will be a minimum of three (3)
feet in depth, will have a three (3) foot radii, and will have a wheel barrier to
prevent encroachment onto any unsurfaced areas. A minimum distance of three
(3) feet will be provided between the back of spur and any wall, screen, or other
obstruction over six (6) inches in height. A backup spur will be required at the north end of the PAAL.

6. DS 2-02.2.1.9 Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material.
DS 2-09.5.1, DS2-09.5.2, DS 2-09.5.4, & DS 2-09.6.2

Provide a detail of the proposed class two bicycle rack which provides two-point support for bicycles. Please review DS 2-09.8.0 Figure 2 - 7 for acceptable and unacceptable rack designs, Figure 8 for rack location, and Figure 9 for dimensional requirements.

7. DS 2-02.2.1.10 The sight visibility triangles are shown incorrectly. See engineering comments.

8. DS 2-02.2.1.11 The indicated gates at the entrance from Bellevue St. will required a vehicle turn around for vehicles not able to enter this project. Contact Jose Oritz with Traffic Enginering @ 837-6730 for design requirements for a gated community. Approval by traffic, engineering and zoning is required for the proposed gated entrance.

9. DS 2-02.2.1.12 The crosswalk indicated in front of the trash enclosure is not allowed. Pedestrian circulation path is required to the trash enclosure.

The area indicated in the PAAL as a speed hump cannot be a pedestrian crossing. Revise.

Per DS 2-08.4.1.F Sidewalks or pedestrian refuge areas may not be located between any motor vehicle parking space and the PAAL providing access to that space.

Per DS 2-08.4.1 Sidewalks within a project must be physically separated from any vehicular travel lane by means of curbing, grade separation, barriers, railings, or other means. The wedge curb proposed is not considered a physical separation.

By setting an appointment with David Rivera and me, in regards to the two previous comments, other options may be available to be able to comply. (Redesign, DSMR, etc.)

Clearly indicate the width of all sidewalks and required pedestrian refuge areas.

10. DS 2-02.2.1.13 If applicable, provide the location, type, size and height of existing and proposed signage, including billboards. If none are existing or proposed state such in the comment response.

11. DS 2-02.2.1.19 Provide dimensioned right of way for Bellevue Street.

12. DS 2-02.2.1.20 If applicable, provide all easements of record on the plan together with recording docket and page information.

13. DS 2-02.2.1.25 If applicable, provide proposed lighting layout and type.

14. DS 2-02.2.1.31 The indicated proposed use should read as follows: "Family Dwelling "P", subject to: Sec. 3.5.7.1.F"

15. DS 2-02.2.A.1 Provide in the notes the acreage of the lot.

16. DS 2-02.2.1.A.3 The lot coverage proposed exceeds the allowed lot coverage. Revise.

17. DS 2-02.2.2.A.4 In the parking space calculations provide the number of bedrooms per each unit.

In the bicycle parking calculations clearly indicate the type of spaces provided. Class 2.

A street landscape border, per Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. The trash receptacle and associated enclosure may not be located within the landscape border. Revise plan to meet code. Also, revise landscape border tree calculation and plan to reflect that there is more than a 63-foot length of street landscape border.

4. General not 13 does not indicate the correct height of the screen wall along the back of the street landscape border. Revise plan to state the height and materials of screen walls.

6. Per LUC Table 3.7.2-I a 10-foot interior landscape border is required along the east property line where there are adjacent single family homes, zoned R-2. The site plan has been reviewed and not approved at this time. The grading plan included with the site plan was examined as part of the site plan review but was not reviewed at this time. The grading plan and associated documents must be submitted as a grading permit application.

1. Depress all landscape areas for water harvesting, including the areas between each building and the property line. The water harvesting areas may be designed as multiple, flat-bottomed depressed areas distributed through these areas.
2. Revise the solid waste enclosure so that the enclosure is outside of the landscape buffer area. Provide dimensions for the enclosure and include the wall-protecting bollards.
3. Provide evidence of approval of the solid waste pickup configuration from Andy Vera of Environmental Management.
4. Revise the sight visibility triangles to be consistent with the development standards. The SVTs should be aligned with the curb or the edge of the travel lane. Dimension the stem side of the SVTs. (DS 3-01.5)
5. Clearly delineate the areas of paving and the landscape areas.
6. Provide cut and fill quantities. (DS 2-02.2.1.A.17)
7. Show drainage patterns, proposed finish floor elevation(s), and finish grades. (DS 2-02.2.1.A.16)
8. Provide dimensions from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines. Include right-of-way dimensions for the adjacent street. (DS 2-02.2.1.A.21)

10. Provide on-site turn around for vehicle outside of the gated entrance so vehicles not able to enter the gate will be able to exit the site without backing into the adjacent street.
