This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FOUNDATION PLANS: 1. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan, R403.1.6, R602.10.3, and R602.10.6. 2. Show any Alternate Braced Wall Panels with a device and an installation that provides the required 1800 LBS uplift capacity, R602.10.6. 3. Show the 6" minimum foundation height above finished grade (Detail 1B/4 & 1/6), R404.1.6. FLOOR PLANS: 1. Show under-floor space ventilation. Openings shall be not less than 1 SF for each 150 SF of area, R408.2. 2. Show the location of a minimum 18"X24" access to under floor space that exceeds 30SF, R408.4. 3. Revise the (22" crawl space) opening size of the minimum 22" x 30" attic access, R807.1. Maintain a 20-minute barrier between garage and dwelling attic space. 4. Locate and identify brace wall type, R602.10.3 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8. STRUCTURAL PLANS: 1. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing, or note the material weight for calculating roof loads, R301.1.3. 2. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' O.C., Table R602.10.1. Show all exterior wall bracing and interior wall line bracing at intervals not exceeding 35' (50' exception) from exterior wall lines, R602.10.1.1. 3. Show 24" structural panels are corners (Figure R602.10.5) when providing continuous sheathing, R602.10.5. 4. Provide masonry wall lateral support R606.2.1 with spacing compliant with R606.9. 5. Show masonry wall horizontal lateral support at openings and top bond, R606.9.1. SECTIONS - DETAILS: 1. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Note that upper space vents provide 50% to 80% of the required ventilating area when applying the reduced area calculation. 2. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing when eave venting is used, R806.3. This may be accomplished w/ baffles. 3. Show chimney crickets, R1003.20. PLUMBING PLANS: 1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washers, dishwashers and refrigerator water connections, UPC 609.10. 2. Revise the fixture unit schedule providing units consistent with values from UPC Tables 6-5. 3. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment. 4. Show a two-way cleanout for the building, at 100' intervals and for change in direction exceeding 135 degrees, UPC 719.0. 5. The pool equipment and water heater branch (1-1/2") is undersized for a developed length of 200' from meter (requires upgrading), UPC 1217.2, & Table 12-8. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). Revise AC Note #8/MPE1. 2. Show bathroom exhaust fan minimum 50 CFM rating R303.3 and M1507.3. 3. Revise the electrical panel notation in the Garage to Panel 'B'. ELECTRICAL PLANS: 1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 2. Hallways of 10' or more in length require a receptacle, E3801.10. OUTDOOR LIGHTING CODE 1. Revise the calculation showing flood lights as unshielded in accordance with OLC 3.1.2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Batt insulation may not be compressed to a space less than recommended by the manufacturer for achieving stated R-value.
