Osuna Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. ELEVATIONS: 2. Clarify the following discrepancy in building height: B.O.B. 6'111/8" (Framing plan) or B.O.B. 7'5½" (South Elevation) SECTIONS - DETAILS: 3. Specify ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. 4. Remove the vents in the eave blocks, or provide 1" airspace above insulation to roof sheathing and specify an insulation product that will provide a minimum R-value of 30 in the remaining 6 inches of rafter space, R806.3; N1102.1. 5. For thin-coat stucco systems, indicate the ICC ESR #, system name, and vapor barrier, R703.6. MECHANICAL PLAN: 6. Provide a heated air source to all habitable rooms capable of maintaining a room temperature of 70 degrees at a point three feet above the floor, R303.8, 310.11. OUTDOOR LIGHTING CODE 7. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting. 8. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 9. Specify a "U" factor and solar heat gain coefficient of the windows and doors that meets or exceeds the requirements of N1102.1. The simplified prescribed energy value for climate zone 2B glazing and skylights is U=0.75, the default SHGC is 0.40.
