This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. SITE PLAN: 1. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1. 2. Overhead service shall have 8' [feet] min clearance from roof , per section E3504.2.1 2006 IRC 3. Grade away from foundation per Sec.401.3 FLOOR PLANS: 1. Clarify, foundation plan shows family room floor plan bed room . STRUCTURAL PLANS: 1. Show size, spacing and span of all framing members, [including header sizes] Completely detail all connections, cross section , of framing thru existing storage and proposed roof.. 2. Details [5] sheet [D], locate on framing plan. 22. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2. 23. Specify and detail all over-framing connections for intersecting pitched roof assemblies. PLUMBING PLANS: 1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference one of these codes for Plumbing. Provide an isometric drainage diagram for IRC design approval. 2. Provide a complete plumbing design show plumbing to all fixtures [ complete plumbing plan] WASTE AND VENTING: 1. Show a two-way cleanout for the building at the lower end, UPC 719.0. IRC P3005.2. ELECTRICAL PLANS: 1. Show locations of smoke alarm, R313. Note that all smoke alarms must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms may be equipped with battery operated smoke alarms, R313.2. 2. Smoke alarms are required outside each separate sleeping area, R313.2. 3. Show a receptacle outlet within 3' of each lavatory basin in each bathroom, E3801.6. Bathroom receptacles shall be on a separate 20 AMP circuit with no outlets at other locations, E3603.4. 4. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. 2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. 3. Include all exterior fixtures on the property in the outdoor lighting calculations (OLC 3.1.2). 4. The product sheet provided shows an unshielded fixture (Fixture "A"). Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. The existing Fixtures "B" appear to have exceeded the unshielded lumen limit; therefore the new fixture must be of the full cut-off FCO style. Select an appropriate fixture and label the new fixture as Full Cut-Off on the Electrical Plan. 5. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40, N1101.2. 2. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. If using RES check for compliance select the Energy Code: "Pima, AZ: 2006 IECC <4,000 ft". 3. Tucson is in climate zone 2B. The simplified prescribed energy values for ceilings is R=30, N1102.1. The building thermal envelope shall be durably sealed to limit infiltration, N1102.4. Show a continuous thermal envelope without an air gap between layers vented to the exterior, or provide a RES check report showing an assembly compliance with R-25 batt ceiling insulation and R-19 batt with R-4 sheathing wall insulation & U-0.75 window 4. Show a continuous thermal envelope compliant with N1102.4 for the newly conditioned space. 5. Show the simplified prescribed energy value for above grade floors as R=13, N1102.1. 6. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value.
