Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. Sheet A-5, Notes 6, 11, 12 and the attached Load Calculations.

FOUNDATION PLANS:

1. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan, R403.1.6. Show required hold-down locations for continuously sheathed walls if panels are less than minimum width, Table R602.10.5. Brace wall panels are required at wall ends and not more than 25' OC. Minimum panel width is 40" (with 10' height) adjacent to an 85% opening (door), or 30" adjacent to a 65% opening (window), R602.10.5.
2. Show Alternate Braced Wall Panel device location and installation method for providing the required minimum 1800 LBS uplift capacity at 10' height wall lines and 2000 LBS uplift capacity at 11' height wall lines, R602.10.6.

FLOOR PLANS:

1. Show a Carport floor surface and direction of slop, R309.4.
2. Locate and identify brace wall type for each exterior wall line, R602.10.3 along with the appropriate tie-downs and nailing schedule, R602.10.8.

STRUCTURAL PLANS:

1. Detail and show the location of Porch roof ledgers for verifying new load carrying capacity, R301.1.
2. Revise the Load Calculation span length for B-3 and B-5 for consistency with the plan, R301.1.
3. Provide the LPI joist series for determining structural capacity, R301.1. Some available series are undersized for the intended span.
4. Show minimum 24" structural panels (Table R602.10.5) are corners (Figure R602.10.5) when providing continuous sheathing, or provide alternate braced wall panels, R602.10.6 at corner locations of less than 24" length with appropriate tie-down devices. The single portal Alternate Braced Wall design with sheathed panel nailing to header, 4,200 LBS uplift capacity tie-downs, and 1,000 LBS post straps top and bottom, Figure R602.10.6.2 may be considered for 10' maximum wall heights.

SECTIONS - DETAILS:

1. Show consistent beam sizes, R301.1. Revise the size shown on Detail 7/A-5.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1.
4. Show location and method of flashing all wall and roof intersections, R903.2.1.

PLUMBING PLANS:

1. Revise the BTU total demand by dividing BTU/h by 1000 for CFH, Southwest Gas Corp.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Show the relocated laundry room receptacle as a 20 AMP branch circuit serving no other locations and a grounded dryer receptacle, E3603.3 and 3801.8.

OUTDOOR LIGHTING CODE

1. The flood lamp cut-sheet provided shows an adjustable mount unshielded fixture. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp) without adjustment. Select an appropriate fixture or label the new fixture as unshielded on the Electrical Plan.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Provide consistent insulation values. A ceiling rating of R-40 appears on Detail 1 & 2/A-5 although R-30 on Sections Sheet A-3 and REScheck. A wall rating of R-17 appears on Detail 2/A-4 and Detail 2/A-5 although R-19 on Detail 1/A-5 and REScheck. A glazing rating of U=0.87 appears on Sheet A-1 although U=0.61 on REScheck, N1101.2.
