This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. Zoning acknowledges your response but based on LUC Section 3.2.6.5.B Table 3.2.6.I the most restrictive setback would be measured from the back of curb and this dimension is not shown. D.S. 2-02.2.1.A.7 The setback to Plumer Avenue is not shown correctly. This setback is based on LUC Section 3.2.6.5.B Table 3.2.6.I ADT of 1000 or greater measured to the back of curb. 3. D.S. 2-02.2.1.A.9 Zoning acknowledges that this comment was not made on the last review. Per D.S. 2-09.5.1.B a minimum of thirty-six (36) inches will be provided between a perpendicular wall of other obstruction. This said it appears that there is a wall perpendicular wall at the south end of the proposed bicycle parking, revise the detail to show the correct dimension. 4. The entire street landscape border along Broadway Blvd. is not 10' as measured from future ROW line, revise plans as necessary. 2. A street landscape border per LUC 3.7.2.4, is an area running the full length of the street property line bounding the site except for points of ingress-egress. Pedestrian access on Plumer Ave. cannot be located within required street landscape border. Revise site and landscape plan as necessary. Additionally where Olsen Ave. ends street landscape border is required. 3. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.
