Applicant: Manuel Flores Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code or appeal to the Building Official for UBC design. INCLUSIVE HOME DESIGN: (references taken from ANSI 117.1-1998 as amended) 3. Door openings shall have a net width of not less than 30 inches (including doors to bathrooms and walk-in closets), 1003.5.2.1. STRUCTURAL PLANS: 4. Clarify 2x6 common rafters over pre-manufactured trusses. Framing over scissor trusses does not produce a hip roof. 5. Justify lintel design or provide steel angles adequate for the intended loads. 6. Specify size and location of all attic vents needed to comply, R806.2. PLUMBING PLAN: 7. Specify diameters of gas piping and lengths of branch lines, G2413.1. 8. Provide the maximum developed length of water line from the meter the furthest appliance served, the available water pressure, the size of the water meter, and the diameter of the water service line from the meter to the house, P2903.7.
