Applicant: Manuel Flores Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. 3. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code or appeal to the Building Official for UBC design. INCLUSIVE HOME DESIGN: (references taken from ANSI 117.1-1998 as amended) 4. Provide an accessible route from the public way extending throughout the entire first floor (except for exempt areas as defined in section 1003.3), 1003.2. 5. Vertical changes in floor elevation may not exceed ¼ inch (½ inch when beveled), 1003.4. 6. Thresholds may not exceed ½ inch in height, 404.2.5. 7. All door hardware must be lever-type or otherwise usable without tight grasping or twisting of the wrist, 404.2.7. 8. Door openings shall have a net width of not less than 30 inches, 1003.5.2.1. 9. Provide all switches, receptacles, and controls within 48 inches of the floor but not less than 15 inches above the floor, 1003.9. 10. Provide blocking in bathrooms for future installation of grab bars around: toilets, showers, and bathtubs, 1003.11.2. SITE PLAN: 11. Specify location of utility lines and meters from property line to building, R106.1.1. 12. Specify the scale used for the site plan. 13. Specify overhead or underground electrical service. Overhead service for new construction requires an appeal to the Building Official, IBC amendment section 111.1.1. FOUNDATION PLANS: 14. Provide a complete foundation plan. STRUCTURAL PLANS: 15. Specify all header, lintel, and load-bearing beam sizes and materials. SECTIONS - DETAILS: 16. Specify the type of material that will provide a R-value of 30 in a 6" batt. 17. Show wood beams with 1/2" end clearances from masonry on top, end, and sides, R319.1(4). PLUMBING PLAN: 18. Provide a fixture unit schedule for the entire property, UPC Tables 6-5 and 7-3. 19. Provide gas piping for structure or submit exemption documentation, Arizona Statute 30-809 20. Provide pressure and temperature relief valve for the water heater terminating to the exterior facing down between 6 and 24 inches above grade, UPC 608.5. 21. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10. 22. Provide the maximum developed length of water line from the meter the furthest appliance served, the available water pressure, the size of the water meter, and the diameter of the water service line from the meter to the house, UPC Table 6-6. 23. Cleanouts are required at the kitchen sink area UPC 707.4 W/ State amendment. 24. Specify the size of the vent stack for the kitchen sink, UPC 904. MECHANICAL PLAN: 25. Provide a mechanical equipment specification list, M1302.1. 26. Show supply and return ducts with minimum R-8 insulation, R1103.2.1. 27. Provide location of return air ducts and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). 28. Show the condensate line and secondary for HVAC unit, M1411.3. 29. Show exhaust fan locations for bathroom and kitchen venting to the exterior (min 50 and 100 CFM rating respectively), R303.3, M1507. ELECTRICAL PLAN: 30. Show the location of the service panel with a 30"W x 36"D clear working space, E3305.2, E3501.6.2. 31. All smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup, R313. 32. Clarify all NEC references OUTDOOR LIGHTING CODE 33. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting. 34. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 35. Provide a maximum allowable U-factor and SHGC for the windows, N1102.1.
