This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. STRUCTURAL PLANS: 3. Specify location of bearing posts in living room. 4. Specify span of beams: D, E, F, G. 5. Specify bearing member over activity area. 6. Define beam references Q, P. SECTIONS - DETAILS: 7. Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. 8. Justify hanger size specified for truss to girder connection. 9. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2. PLUMBING PLAN: 10. Fixture unit schedule required for the entire property (including existing) UPC Tables 6-5 and 7-3. 11. Provide the maximum developed length of water line from the meter the furthest appliance served, the available water pressure, the water meter size, and the diameter of the water supply line from the meter, UPC Table 6-6. 12. Provide a gas-fired appliance schedule with Btu ratings for each appliance. 13. Specify the length of line and Btu demand for each branch of gas line, UPC 1217.0 Table 12-8. 14. Provide vent for gas sleeve at grade level. MECHANICAL PLAN: 15. Specify the make and model number of the gas-fired furnace, M1302.1. 16. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).
