Indicate required landscape border and screening on the landscape plan. 5) Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4 6) Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g 7) One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border or fraction thereof per LUC 3.7.2.4. 8) A 30" continuous screen along MS&R street frontages, except at vehicle and pedestrian access points, must be provided per LUC Table 3.7.2-I 9) The latest response comments indicate that landscaping and screening requirements will not be met. A Board of Adjustment application must be submitted and approved for relief from the above Land Use Code requirements for landscaping. If variances are approved for the above code requirements add a note stating the Board of Adjustment case number, date of approval, what variances were approved, and any condions imposed. Note that if variances are sought, the Zoning Review comments regarding pedestrian circulation can be addressed through the same Board of Adjustment process rather than submitting a separate DSMR application. |

Approval of a DSMR (Development Standard Modification Request) will be required if no sidewalk/pedestrian refuge is being provided. If a DSMR is sought and approved add a note to the plan stating the case number, date of approval, what the DSMR was approved for and any conditions imposed. 2) Pedestrian circulation must be provided to the building and at least one sidewalk must be provided from the street on which the project has frontage. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Include a response letter to the comments along with the corrected copies of the site plan. Please verify that all text on the submitted site plan is a minimum of 0.12 point font. Recently the FINE for handicap signs has changed. Please change all handicap signs to read $532 FINE. Site Plan: 1. Complied 2. Revise and label existing and future sight visibility triangles per D.S. 2-02.2.1.10. Even though the future ROW goes into the existing building, please provide the information as reaquested. Engineering Reponse: Site Visibility Triangle dimensions appear to be depicted incorrectly on site plan. This site has a transition of a PAAL to a Collector road. Near side dimension should be 265' - Far side is correctly depicted at 125'. 3. Please label all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. Engineering Reponse: Please label the entrance to that PAAL from Flowing Wells Road. Change * indicated under dimensions for PAALs and label PAAL under dimensions. 4. DS Sec.2-02.2.1.A.11 & DS Sec.3-01.3.2.C: Depict and label 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the driveway entrance along Flowing Wells Road. The curbs should be constructed at the edge of pavement and entirely on the subject property, which must also be depicted on the site plan. For exception or questions in regard to Transportation Management Guidelines please contact Jose Ortiz, Civil Engineer with the Trasportation Department. Engineering Reponse: I am unable to approve request without prior approval from the City of Tucson Transportation Department.
