An Assessor's tax combo form and a lot combination covenant must be completed prior to site plan approval. Provide copies and recordation information as necessary. These forms are attached to the plan roll. 2. A minimum 2-foot shy space is required between a PAAL and any wall, screen or other obstruction provided pedestrian activity is directed to another location per DS 3-05.2.2.B.3. In addition, a 5-foot pedestrian refuge area is required adjacent to the building per DS 3-05.2.2.B.1. Revise the plan accordingly to show the required pedestrian refuge area and provide required parking in a different location. Response comments cite IBC exceptions but these are City of Tucson requirements. 3. The parallel parking spaces in front of the building may not be placed in this area without the minimum required PAAL width adjacent. All maneuvering for parking must be done on site, not on adjacent sites or within the MS&R right-of-way. Revise location of parking spaces. LUC 3.3.7.5 4. Pedestrian circulation must be provided to the building and at least one sidewalk must be provided from the street on which the project has frontage. Sidewalks must connect all areas of the development. DS 2-08.4.1 5. Provide permitting information for the additions and covered storage areas which have been added to the building since the last approved plan. Landscaping requirements apply to expansion of existing development as follows: On sites where the gross floor area of the existing building(s) is more than ten thousand (10,000) square feet, expansion in square footage of land area, floor area, lot coverage, or vehicular use area as follows: If the expansion is 25% or greater or if expansions as of February 15, 1991 cumulatively result in a 25% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the requirements of this Division apply to the entire site per LUC 3.7.1.2.B. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Include a response letter to the comments along with the corrected copies of the site plan. Site Plan: 1. Complied 2. Revise and label existing and future sight visibility triangles per D.S. 2-02.2.1.10. Even though the future ROW goes into the existing building, please provide the information as reaquested. 3. Please label all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 4. DS Sec.2-02.2.1.A.11 & DS Sec.3-01.3.2.C: Depict and label 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the driveway entrance along Flowing Wells Road. The curbs should be constructed at the edge of pavement and entirely on the subject property, which must also be depicted on the site plan.
