The site plan submitted does not show the additions and covered storage areas. Provide permitting information for these additions. 2. The site plan must be accompanied by a landscape plan with information specified in Development Standard 2-07.0. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. The review will continue when documents are included with re-submittal. 3. The new parking area proposed along the south property line must meet code. Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a 4. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation. 5. Both the proper and common name of each type of plant material must be listed. 6. Indicate material and areas of inert ground cover. All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. The gate at the entrance drive must remain open during buisiness hours. Provide a note on the plan so stating. 8. It appears on aerial photos that most of the outdoor area is used for storage. If this is still the case label all outdoor storage areas on the site plan. 9. Indicate the location of any existing or proposed freestanding signage on the site plan. DS 10. Provide a fully dimensioned bicycle parking detail showing a 6-foot length of space, 30-inches clear along the side of each space and a 5-foot area adjacent to the front or rear of each space which is clearance to allow for maneuvering of bicycles into the spaces. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Include a response letter to the comments along with the corrected copies of the site plan. Site Plan: 1. Please provide north arrow for location map per D.S. 2-02.2.1.4. 2. Revise and label existing and future sight visibility triangles per D.S. 2-02.2.1.10. 3. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 4. DS Sec.2-02.2.1.A.11 & DS Sec.3-01.3.2.C: Depict and label 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the driveway entrance along Flowing Wells Road.
