Engineering Division does not recommend approval of the site plan at this time. The following items need to be addressed to the next submittal: Please include a response letter to the comments along with the corrected copies of the site plan. Site Plan: 1. Verify that all lettering and dimensions are equivalent to twelve (0.12) point or greater in size. 2. Verify that all hadicap access ramps meet Federal ADA requirements, all wheel chair ramps shall be constructed in accordance with COT SD 207. 3. Provide property description (legal description) per D.S. 2-02.2.1.3. 4. Label dimensions and bearings per D.S. 2-02.2.1.5. 5. Provide engineeing scale. 6. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6. 7. Label existing and future site visibility triangles per D.S. 2-02.2.1.10. 8. Show all points of egress and ingress including locations and width of driveways and parking area accress lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 9. Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township, township and range, north arrow and scale. 10. Fully dimensions the proposed drop off area on the plan per D.S. 2-02.2.1.A.8 11. D.S. 2-02.2.1.A.8 Per D.S. 3-05.2.3.C.1 A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls. This said provide some type of barrier ro prevent parking vehicles from damaging the proposed metal fence. 12. D.S. 2-02.2.1.A.12 If the space located adjacent to the existing chain link fence near the northwest corner of Building "B" is to be used as a vehicle parking space then a backup spur will be required. 13. D.S. 2-02.2.1.A.12 Demonstrate on the plan the required contunuous pedestrian circluation/accessible route see D.S. 208.3.1. The continuous pedestrian circulation path located in any adjacent streets. It appears that some type of man gete maybe required in the proposed perimter fence. 14. Fully dimension loading space(s) and maneuverability area(s) per D.S. 2-02.2.1.14. 15. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15. 16. Provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 17. Show dimensioned right of way, including any applicable Major Streets and Routes (MS&R) Plan right of way per D.S> 2-02.2.1.19 18. Verify that all easements of record are graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20 19. Dimention from the street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21 20. Provide existing topographic contour at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23 21. Provide the site plan number and the floodplain use permit number along with any additional permits associated to project in the lower right hand corner of each sheet of plan(s). 22. .Verify that trash enclosure meets the minimun development requirements. See attached detail and modify accordingly. Verify that all dimensions are provided in detail. Provide maneuverability and pedestrian access to trash enclosure. 23. A permit or private improvement agreement will be necessary for any work performed within the right of way. Contact Permits and Codes at (520) 791.5100. 24. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. 25. List the owner/developer on the plans with the pertinent information. 26.
