This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Show the Inclusive Home Design for the City of Tucson rather than Pima County on sheet A1. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320 as amended. 2. Revise the Alternate Braced Wall Panel notation (sheet S1) showing a device and an installation method that provides the required 1800 LBS uplift capacity, R602.10.6. The HPAHD22 is rated less than 1800 LBS when installed with end distance less than 8" and with fewer than 23 -16d nails. STRUCTURAL PLANS: 1. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' O.C. on the interior wall between the Den & Bedroom #3 and between the Laundry and Garage (sheet S2), Table R602.10.1. SECTIONS - DETAILS: 1. Revise the cross-reference sheet notation (A3 to S3 at 3 places) appearing at the porch footers on sheet S1, R106.1.1. 2. Show the sheathing size and type (3/8" CDX or OSB) on sheet S3 details, R106.1.1. 3. Show weep screeds with a minimum clearance 2" above paved areas (detail 4/S3), R703.6.2.1. This may require a design with concrete stems. 4. Provide roof scupper openings with a width (6" min) equal to the drain circumference required for the area served (3 inch/hour rainfall rate), UPC Table 11-1. PLUMBING PLANS: 1. Provide gas pipe sizes in compliance with connected demand, UPC 1217.2, & Table 12-8. IRC G2413.3 & Table G2413.4(1). A 1-1/4" pipe size is required between the meter and second tee currently shown as 1" (first two sections of supply pipe). OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures (A & B) showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. 2. Show compliance for any unshielded fixtures within the limit for area E3 at 12,000 lumens per acre. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Consistently show the "R" values of insulation and the "U" factors of the windows and doors on the plans, N1101.2. Change sheets A1, A3 and A4 ceilings with R-30 not R-26. Change sheet M1 sliding windows with U=0.75 not U=0.87. Consider showing energy compliance at one location rather than on four sheets.
