Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" All code references to the International Residential Code shall be changed from 2003 to 2006 with appropriate paragraph references. Revise unrecognized code references sheet 5, 7 & 8.
" Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.

FLOOR PLANS:

1. Clarify the location of the removed Kitchen on the floor plan, R106.1.1.
2. Clarify the location of furred walls on the floor plan or Demo Plan, R106.1.1. . Insulated walls are required at living space rather than Garage space (Detail 2/8).
3. Show a ½" gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R309.2. Show the existing wall composition for meeting the required fire rating.
4. Show the garage floor direction of slope, R309.3.
5. Show the location of a minimum 22" x 30" attic access. Attic access is required if the space exceeds 30 SQ FT with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.1.

STRUCTURAL PLANS:

1. Provide manufacturer's calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or note the requirement for deferred submittal, R106.1. Truss calculations shall be cross-referenced to the plans, R802.10.2. Note the size and weight of attic or roof mounted equipment on the Roof Framing Plan required for the truss design, M1401.
2. Provide detail for bracing trusses at gable ends to prevent rotation and provide lateral stability, R802.10.3.
3. Show rafter (truss) to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended).
4. Clarify the rooms with sloped ceilings. Note that scissor truss installation may require using (TC) slotted ties with appropriate uplift rating at one wall connection per engineered design, R802.10.5.
5. Show a detail for accommodating typical truss deflection over non-bearing interior walls (fasteners & gaps).

SECTIONS - DETAILS:

1. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
2. Unvented attic space may not be used with Fiber Glass Shingle roof surfaces. Show compliance with R806 by providing calculated venting or a conditioned attic space (insulation at underside of roof surface) with Tile, Metal or Built-up covering and "no vapor retarders at the ceiling".
3. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.
4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. Provide a plumbing design using a single code, 2006 UPC or 2006 IRC. The Fixture Schedule shows UPC values, but the Notes reference the IRC.
2. Provide water pressure range, developed length, and provide a fixture unit schedule including existing fixtures for verifying the required service pipe size, UPC Tables 6-5 & 7-3. IRC P2903.6. Also, confirm the existing meter size (1" is not commonly used for residential two bath houses).
3. Hose bibs require backflow preventers, UPC 603.2.3. IRC P2902.4.3.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
2. Show dryer vent size and location for venting to exterior, M1501.
3. Provide return air duct sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).

ELECTRICAL PLANS:

1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
2. Show an underground service entrance on the Riser Diagram consistent with the Site Plan notation.
3. Revise the panel schedule description for circuit 22 (Kitchen small appliance), or show the receptacle on circuit 24 rather than 22, E3304.11 & E3606.2.
4. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC (reinstalled roof) equipment, E3801.11.
5. Show all receptacle outlets within 6' of a (Laundry) sink with ground fault circuit interrupting protection, E3802. Or, change to a monopole receptacle.
6. Show all receptacle outlets serving kitchen countertops with ground fault circuit interrupting protection, E3802.6.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Revise the schedule showing two unshielded fixtures exceeding the lumen limit.
2. Provide cut sheets for any full cut-off fixtures showing the lamp placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Revise the ceiling "R" values shown on the Energy Notation, sheets 3 and 5, N1101.2.
