Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

INCLUSIVE HOME DESIGN: (references taken from ANSI 117.1-1998 as amended)
3. Provide an accessible route from the public way extending throughout the entire first floor (except for exempt areas as defined in section 1003.3), 1003.2.
4. Vertical changes in floor elevation may not exceed ¼ inch (½ inch when beveled), 1003.4.
5. Thresholds may not exceed ½ inch in height, 404.2.5.
6. All door hardware must be lever-type or otherwise usable without tight grasping or twisting of the wrist, 404.2.7.
7. Door openings shall have a net width of not less than 30 inches, 1003.5.2.1.
8. Provide all switches, receptacles, and controls within 48 inches of the floor but not less than 15 inches above the floor, 1003.9.
9. Provide blocking in bathrooms for future installation of grab bars around: toilets, showers, and bathtubs, 1003.11.2.

FLOOR PLANS:
10. Provide impact protection for appliances located in garages, M1307.3.1.

STRUCTURAL PLANS:
11. Specify series for glue-lams and "I" joists, R802.1.
12. Specify width of garage header.
13. Specify the number of jack studs needed under garage header.
14. Provide a complete braced wall panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R403.1.6, R602.10.1.1, R602.10.8.
15. Justify double 2x12 beam over kitchen area.
16. Specify method of connection for intersecting beams over kitchen area.
17. Specify size and location of posts located under interior load-bearing beams.
18. Specify inset length of 2x12 tails and connection requirements to "I" joists.
19. Clarify quantity of lag bolts needed at ledger (2 lag bolts every 48"?).

PLUMBING PLAN:
20. Plumbing shall comply with 2006 UPC with local amendments. The plans should reference this code, or appeal to the Building Official for alternate design approval.
21. Provide the maximum developed length of water line from the meter the furthest appliance served, the available water pressure, and the size of the water meter, UPC Table 6-6.
22. Provide a water line from the meter sized for the proposed demand.
23. Provide note requiring that water hammer arrestor be installed on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10.

MECHANICAL PLAN:
24. Show supply and return ducts with minimum R-8 insulation, R1103.2.1.
25. Specify dryer vent size, M1502.2, M1502.6.

ELECTRICAL PLAN:
26. Receptacles shall not be located below a countertop where the counter extends more than 6 inches beyond its base, E3801.4.5.

OUTDOOR LIGHTING CODE
27. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting.
28. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).

INTERNATIONAL ENERGY CONSERVATION CODE:
29. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13, N1102.1.

This parcel lies in a FEMA Zone AE map number 040076 C 2251K, effective date February 8, 1999. Federal law requires that a flood insurance policy be obtained as a condition of a federally backed mortgage or loan that is secured by a building located within a SFHA. The applicant is authorized to use a portion of the flood hazard area in the City of Tucson, Arizona, on the property described as:

5701 E Lee Street, Tucson, AZ 85712, MOUNTAIN VIEW ACRE FARMS W2 OF S135' L 5 BLK 15. in a portion of Township 14 South, Range 14 East, Section 1, for the construction of a new single family residence.

The applicant agrees to comply with City of Tucson Floodplain and Erosion Hazard, and Watercourse Amenities, Safety and Habitat regulations, and are particularly bound by the conditions stated below. Violation of any of the conditions stated or referred to below, as determined by the City Engineer, shall be grounds for revocation of this permit. Responsibility for renewal of this permit, if necessary, is with the applicant. Issuance of this permit does not constitute a waiver of other requirements contained in the Tucson City Code, Land Use Code, or any other Federal, State, County, or local regulation. No use other than as permitted herein is allowed. Additional uses allowed under City of Tucson Floodplain and Erosion Hazard Regulations and Watercourse Amenities, Safety, and Habitat regulations require the issuance of an additional Floodplain Use Permit.

The following conditions apply to this permit:

1) This permit becomes invalid and is subject to additional floodplain review, if any required development permit changes the configuration of the improvement, or, if there is any further disturbance within the floodplain other than that outlined in this application. This floodplain use permit may be subject to conditions or restrictions designed to reduce or mitigate the potential damage or hazard to life or property resulting from development within the regulatory floodplain, floodway or erosion hazard areas as determined by the project engineer and accepted by the City of Tucson.

2) Except as approved by the City Engineer prior to the start of construction, development under this permit shall not obstruct, retard or divert the existing flow of floodwaters from or to adjacent properties.

3) The proposed single family residence is located within an FEMA Zone AE, as defined in The Floodplain and Erosion Hazard Management Ordinance, Chapter 26 of the Tucson Code (Ordinance).

4) For purposes of this permit the following flood elevations shall be used per hydraulic model created by CMC Drainage Engineering, Inc, in conjunction with LOMR application for Lakeside Ridge.

Base Flood Elevation (BFE) = 2504.0' feet NGVD 1929
Regulatory Flood Elevation (RFE) = 2505.0' feet NGVD 1929

Finished floor of the commercial building and the lowest point of any attached appliances including water heater, air conditioning units, etc. are to be at or above the Regulatory Flood Elevation (RFE).

5) Floodplain Approval of elevation certificate, prepared by an Arizona State Registered Land Surveyor, is required prior to final approval of single family residence or electrical inspection. The Elevation Certificate must include the identity and elevation of the lowest service equipment/machinery servicing the single family residence as well as the identity and location of all other equipment/machinery servicing the single family residence. All elevation certificates are to be returned to Development Services - Engineering Department at 201 N Stone on the 1st floor - for review, approval and the release for inspections.

6) Certification is required by an Arizona State Registered Professional Civil Engineer that the finished floor of the single family residence meets all the requirements of Section 26-9 of the Ordinance.

7) All work shall conform to the approved details and general Site Plan, which are made part of this permit.

8) Within 5 (five) days of issuance of this permit, and through completion of the project, notification must be posted and maintained in a conspicuous place on the job site stating "CONSTRUCTION PROCEEDING UNDER REQUIREMENTS OF CITY OF TUCSON FLOODPLAIN USE PERMIT # T08OT00610 FOR INFORMATION PLEASE CALL 791-5550."

9) This Floodplain Use Permit and plans shall be kept in a readily accessible location on site at all times.

10) Any additional future disturbance of the floodplain shall have separate floodplain use permit applications submitted to this office for review and approval.

This Floodplain Use Permit will be automatically revoked and becomes invalid for non-compliance to conditions set forth in this permit. Also, this permit will expire one year from its date of approval. Renewal of this permit will require a new application, review and approval of that application by the City of Tucson, Development Services Department, Engineering Division.
