This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Revise code references to include the 2006 International Residential Code. Updated other appropriate references for this project to 2006 (D1/G0.0). " Provide ΒΌ" = 1' scaled drawings with legible notation (minimum 1/8" lettering). FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor (D4/A1.0), R319.1.4 exception 1. 2. Show compliance with termite treatment, R320 as amended. 3. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per Table R401.4.1 if a soils report is not provided. 4. Show all foundation hold-downs for alternate brace wall panels on the Foundation Plan, R403.1.6, R602.10.3, and R602.10.6. 5. Show the 6" minimum foundation height above finished grade (D3 & D5/A1.0), R404.1.6. STRUCTURAL PLANS: 1. Specify weight of roof system items (for example, weight of selected tile). Provide ICBO evaluation report number and manufacturer of all concrete or clay-type roofing, or note the material weight for calculating roof loads, R301.1.3. 2. Show the size and span of existing porch beams that will carry additional roof load of the new porch, R301.1. 3. Clarify the need for a (3) 2x12 header at the garage door opening where a B1 beam is shown on A2/A1.2, R301.1. 4. Show the Patio Wall maximum height (D3/A1.0). Provide an engineer's calculation, design and seal for masonry partition and screen walls exceeding 6' in height above grade on either side. 5. Brace wall panel requirements have not been met for the garage door opening, R602.10.6. The Alternate Braced Wall design requires sheathed panel nailing to header, 4,200 LBS uplift capacity tie-downs, and 1,000 LBS post straps top and bottom, Figure R602.10.6.2. Provide a detail for this installation. SECTIONS - DETAILS: 1. Specify a #15 water-resistive barrier over studs of all exterior walls, R703.2. 2. Note the size all roofing drains for flat roofed areas, R903.4. ELECTRICAL PLANS: 1. Provide an electrical riser diagram showing the size of the new feeder conductor and conduit, E3303 & E3605. Note the grounding and bonding method, E3507. 2. Revise the panel schedules showing wire size, E3304.11 & E3606.2. 3. Show the location of each outlet with circuit number on the Electrical Plan, E3305.1. 4. Show the location of Panel 'A' on the Electrical Plan, E3501.6.2 & E3605.8. 5. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11. 6. Show receptacle outlets in garages or shops at grade level with ground fault circuit interrupting protection, E3802. 7. Weatherproof covers are required for preventing moisture from entering electrical boxes at exterior locations, E3805.11. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Or, show that all new fixtures are both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. 2. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). INTERNATIONAL ENERGY CONSERVATION CODE: 1. Show a continuous thermal envelope compliant with N1102.4 for the newly conditioned space in the Workroom.
