RESUBMITTAL REQUIRED: Site Plan and Drainage Statement.

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP. A review will not be done without a response letter to the comments.
2. It appears a great majority of the comments were not addressedon the SP. Address comments as applicable prior to the next submittal. A review fee of $75.00 per hour will be charged if there was not a genuine effort to satisfy all comments.
3. Edit all notes containing reference to Pima County standards and replace with the applicable notes. Per previous comment.
4. Please provide property description per D.S. 2-02.2.1.3. A new legal description is required for the new lot line configurations.
5. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The ends of the SVT triangles are supposed to be drawn at the edge of pavement or the face of curb. Per previous comment.
6. The max. width of any driveway is 30.00' per City of Tucson code Chapter 25-39. Per previous comment.
7. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
8. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP. Per previous comment.
9. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. Per previous comment.
10. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Call out which datum is being used. Per previous comment.

The Site plan and Grading plan do not match each other for the refuse enclosure. Revise as necessary. Per previous comment.
13. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
14. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
15. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
16. A flood use permit will be required at the grading plan stage.

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS. A review will not be done without a detailed response letter describing and/or explaining the changes made to the plan.
2. It appears a great majority of the comments were not addressed to the DS. Address comments as applicable prior to the next submittal. A review fee of $75.00 per hour will be charged if there was not a genuine effort to satisfy all comments.
3. Where the drainage facilities built as the previous grading plan indicates?
4. A flood use permit will be required at the grading plan stage.
5. Show the project address or administration address on the cover sheet of the DS.
6. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DS.
