This project was reviewed for compliance with the Land Use Code (LUC), Development Standards (DS), American National Standards Institute (ANSI), and International Building Code 2006 (IBC). Specifically, the drawing provided was reviewed for compliance with DS 2-02 standards. 2. Per DS 2-02.2.1.2, please revise legal description, as there has been a lot line reconfiguration. ( Fairview Business Park Lot 3 & N. 208.99' of Lot 4 Exc. Rd.) 3. Per DS 2-02.1.4, location map -revise to 3" = 1 mile, list adjacent T.R. & sections. 4. Per DS 2-02.2.1.7, please declare the zoning for adjacent sites as "I-1" 5. Per DS 2-02.2.1.10, please provide sight visibility triangles 6. Per DS 2-02.2.1.11, Appears site will not have gated entry. If gated entry proposed, show and traffic engineering, fire and engineering must approve . (Because it's not a use open to the public, I'm wondering if it's going to be secured some how.) 8. Per DS 2-02.2.1.13, please call out any free-standing signage and lighting locations. 9. Per DS 2-02.2.1.20, please call out any easements with recordation info (docket/page). 10. Per DS 2-02.2.2.A.3, list Floor Area Ratio calc in decimal. (GFA divided by lot area). 11. Site plan T08CM00804 (First Review) T13S, R13E, Section 35 RESUBMITTAL REQUIRED: Site Plan and Drainage Statement. The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 1A. Coordinate with the Civil engineer to correct the descripencies between the Site plan and the Grading plan. 2. Edit all notes containing reference to Pima County standards and replace with the applicable notes. 3. Please provide property description per D.S. 2-02.2.1.3. A new legal description is required for the new lot line configurations. 4. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. 5. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 6. The max. width of any driveway is 30.00' per City of Tucson code Chapter 25-39. 7. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12. 8. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. 9. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP. 10. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 11. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Call out which datum is being used. 12. Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing per D.S. 2-02.2.1.27. 13. Show Site plan number (T08CM00804) on all sheets per D.S. 2-02.2.1.29. 14. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. It appears that the refuse enclosure does not meet minimum requirements. 15. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 16. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. 17. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. 18. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 19. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 3 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans". Drainage Statement: 1. Please include a response letter to the comments along with the corrected copies of the DS. 2. A DS will be required instead of the DR for the overall project done in 1996 The DS shall be specific to the project being proposed. Also the lot configurations do match the lot lines being proposed. 3. Where the drainage facilities built as the previous grading plan indicates? 4. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 5. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2. 6. Show the project address or administration address on the cover sheet of the DS. 7. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DS.
