This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes). All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320 as amended. FLOOR PLANS: 1. Show the location of a minimum 22" x 30" attic access. Attic access is required if the space exceeds 30 SQ FT with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.1. STRUCTURAL PLANS: 1. Show truss to wall connection using ties sized for the top plate size (TBE6) Section 1&3/A9.1, 1&2/A9.2 & 3/A10.1, R802.11.1. ELEVATIONS: 1. Roof shingles may be used on roof slopes of 2:12 or greater R905.2.2. Select a roof system that complies with R905 for the rafter roof area. 2. Note and specify appropriate (two-layer) underlayment material for the low-slope (2:12 to 4:12) asphalt shingle roof for the truss roof area, R905.2.7. SECTIONS - DETAILS: 1. Clarify reference note 1 on A7.1 to the respective note for roof, R106.1.1. 2. Clarify cross-reference 3/9.3 on A8.1 to the respective cross-section, R106.1.1. 3. Show consistent insulation references (R-30) at Section 1/A8.1, R106.1.1. 4. Show consistent ceiling joist alignment at Section 2/A9.4, R106.1.1. 5. Show footing dimensions and rebar placement at Detail 1/A10.1, R401.2. Consider an AB post base with ½" x 8" anchor bolt without epoxy set. 6. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. 7. Unvented attic space may not be used with Fiber Glass Shingle roof surfaces. Show compliance with R806 by showing insulation placement at the ceiling and providing calculated venting for the truss roof area. 8. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Note that upper space vents provide 50% to 80% of the required ventilating area when applying the reduced area calculation, or show a one perm rated vapor barrier installation. PLUMBING PLANS: 1. Note and specify all piping materials, UPC 301.1.1. IRC P2608. 2. Provide pressure and temperature relief valve at water heater. T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, IRC P2803.6.1. 3. Show the water softener discharge disposal line and termination, UPC 910.1 & 908.1. 4. Show any new hose bibs with backflow preventers, IRC P2902.4.3. 5. Show the accessible water supply shut off, IRC P2903.9.1. 6. Clarify the terminal end cleanout as C/O rather than two -way, IRC P3005.2. 7. Provide the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand IRC G2413.3 & Table G2413.4(1). MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Provide an equipment specification list including the furnace type and AC rating, M1302.1. 3. Show bathroom (toilet room) exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3. 4. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2. 5. Show water heater and furnace flues, M1805.3. 6. Gas fired water heaters located in a bathroom requires a sealed (combustion air) enclosure, M2005.2. Note the installation of an air sealed door. ELECTRICAL PLANS: 1. Provide ¼" = 1' scaled drawings with legible notation (minimum 1/8" lettering). 2. Show the location of each outlet (circuit #) on the Electrical Plan (insta-hot), E3305.1. 3. Show a receptacle outlet within 3' of each bathroom lavatory, E3801.6. Bathroom receptacles shall be on a separate 20 AMP circuit with no outlets at other locations, E3603.4. 4. All receptacle outlets within 6' of a wet bar sink shall have ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802. 5. Weatherproof covers are required for preventing moisture from entering electrical boxes in damp or wet locations, E3805.11. OUTDOOR LIGHTING CODE 1. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style).
