Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets (clouded revision notation is not necessary for comment changes).

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

FOUNDATION PLANS:

1. Show or note a 6" minimum separation of untreated exterior posts (Detail 7/A-1) above finished grade, R319.1.4 exception 1.
2. Show compliance with termite treatment, R320 as amended.
3. Locate and specify an anchor-bolt (Detail 7/A-1). Minimum ½" diameter with 7" embedment into concrete, R403.1.6.
4. The PAHD42 (Sheet A-1) is rated less than the required 1800 LBS when installed with end distance less than 8", R602.10.6.1.

STRUCTURAL PLANS:

1. Revise the header size at window opening #4 on the roof framing plan for carrying the total roof loads, R301.1.
2. Show the location of the HVAC load on the roof framing plan for verifying the truss load carrying capacity, R301.1.
3. Note that scissor truss installation may require using (TC) slotted ties with appropriate uplift rating at one wall connection per engineered design, R802.10.5.

SECTIONS - DETAILS:

1. Show the amount of eave ventilation for achieving the minimum requirement of 89.3 SQ. IN. when applying the reduced calculation, R806.2.
2. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing when eave venting is used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washers, dishwashers and refrigerator water connections, UPC 609.10.
2. Provide a fixture unit schedule (to include existing fixtures) for determining required service pipe size between the meter and new building branch line (shared line), UPC Tables 6-5 & 7-3. The 1" supply line may be undersized for a system over 28 fixture units.
3. Hose bibs require backflow preventers, UPC 603.2.3.
4. Each building requires an individual accessible water supply shut off, UPC 605.3.
5. Provide the BTU demand of each appliance, total demand, and total developed length from meter to the most remote appliance on the system, and verify the size of the supply pipe for the connected demand (Goodman GPG13 series), UPC 1217.2, & Table 12-8.

MECHANICAL PLANS:

1. Show a means of make-up air at the laundry closet, M1307.
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3603.2 and E3801.3 through E3801.4.5.
2. Bathroom receptacles shall be on a separate 20 AMP circuit with no outlets at other locations, E3603.4.

OUTDOOR LIGHTING CODE

1. Provide cut sheets for all full cut-off fixtures showing the angle of cutoff, light emissions and fixture wattage (Heathco SL5408 is not FCO). All other fixtures are assumed to be unshielded (non-FCO style). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
2. The unshielded limit for area E3 is 12,000 lumens per acre. Show compliance for all security lighting on the property, OLC 3.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75. Show the maximum "U" value on the plans, N1101.2.
