20. DS Sec.2-02.2.1.A.32: Label and show the maneuverability for refuse vehicles in plan view at the proposed refuse container location. Current location of trash area will need to be approved by Environmental Services, Andy Vera. Provide email or letter from Andy Vera approval of location.
21. Clarify is approach to trash enclosure labeled 2" black top is to include 4" A.C. for refuse vehicle. Current 2" back top cannot be approved.
Note: Acknowledge 4 " concrete is proposed. Verify with Environmental Services that 4' concrete is acceptable. Standard of 5" is required per trash enclosure detail.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.



1. .DS 2-02.2.1.5 Provide the distance and bearings of all property lines.

2. DS 2-02.2.1.6 Provide dimensions for the footprints of all structures.

A "Family Dwelling" use is allowed in the I-1 zone as a secondary use and only as a caretaker use for the principal use. See LUC Sec. 2.7.2.4.A and subject to Sec. 3.5.7.7. Review and revise plans. Parking spaces are required to be included in the parking calculations as well as the secondary use is to be listed with the uses.

Provide on the footprint of all structures the height of all proposed structures.

3. DS 2-02.2.1.4 A small, project-location map shall be drawn on the first sheet of the development plan, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum scale of 3" = 1 mile, and provide the following information.

1. section corners will be labeled.

4. DS 2-02.2.1.8 Clearly indicate the location of the wheel stop curbing with dimension. Minimum 2'-6" from front of parking space to the front of the wheel stop curb.

Clearly indicate the correct number of required parking spaces in the calculations. The caretakers quarters will require 2 parking spaces.

5. DS 2-02.2.1.9 Provide in the calculations the number of required and provide bicycle parking spaces. See LUC Sec. 3.3.4 and DS 2-09 for requirements.
Please provide a dimensioned detail class 2 bicycle parking spaces and a detail of the type of rack proposed. Be aware that that development standard 2-09 has been revised.

Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material.

Please review the revised DS 2-09 and provide the necessary corrections to the bicycle parking as required. Once changes are provided and reviewed further comments may result. The revised DS may be found on the web at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/DevStd209.pdf

6. DS 2-02.2.1.14 Provide in the calculations the number of required and provided loading zones including required size. Per LUC Sec. 3.4.5.2 , one 12X55 loading zone is required.

7. DS 2-02.2.1.31 Provide the proposed use as follows: Commercial Storage "34", subject to: Sec. 3.5.10.1 and Family Dwelling , Secondary Land Use subject to: Sec. 3.5.7.7.

8. DS 2-02.2.2.3 Provide the allowed and proposed Floor Area Ratio (FAR) in the calculation portion of this site plan.
