DATE: March 20, 2009 SUBJECT: Site Plan TO: Troy Williams LOCATION: 175 W Plata Street, T14S, R13E, Section 1, Ward 3 REVIEWERS: Bianca Ramirez, CFM ACTIVITY: T08CM00702 (First Review) RESUBMITTAL REQUIRED: Site Plan SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the Site Plan. Site Plan: 1. Please provide project address per D.S. 2-02.2.1.3. A. D.S. 2-02.2.1.4. Revise location map to cover approximately one (1) square mile and draw at a minimum scale of 3" = 1mile, and provide the following information: 1. Show the subject property approximately centered within the one (1) square mile area. 2. Identify conditions within the square mile area, such as major streets and watercourses. 3. Section, Township, and range; section corners; north arrow; and scale will be labeled. 2. Please label lot bearings per D.S. 2-02.2.1.5 3. Clearly indicate new proposed storage building, label as Proposed new storage building per D.S. 2-02.2.1.6. 4. Label all applicable existing and future sight visibility triangles per D.S. 2-02.2.1.10. 5. Label all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 6. DS Sec.2-02.2.1.A.11: Revise the site plan to show the minimum 12-foot separation that is required between adjacent driveways. Show and label the existing driveways adjacent to the site and verify the 12-foot minimum width. Refer to Tucson Code (TC) Chapter 25-39 for curb cut and driveway requirements. Call out distance to adjacent driveways. 7. Call out all curb radii's on site plans. 8. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. Refer to AASHTO for the national standards for turning radii. 9. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 10. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 11. DS Sec.2.02.2.1.A.16: Provide drainage arrows and locations of all concentration points. Specifically show roof down spout locations proposed buildings at pedestrian circulation areas. Provide roof drainage and provide a detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage. At pedestrian sidewalks is required, refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a drainage statement showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk. 12. D.S. Sec.2-02.2.1.17: It appears that cut and fill will not be occurring for the proposed patio. However, as part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice. 13. Please show dimensioned existing and future right-of-way and label per D.S. 2-02.2.1.19. 14. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for 10th Avenue and Plata Street. 15. Verify that all easement of record have been graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. 16. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 17. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Provide contour interval on plan. 18. DS Sec.2-02.2.1.A.32: Label and show the maneuverability for refuse vehicles in plan view at the proposed refuse container location. Current location of trash area will need to be approved by Environmental Services, Andy Vera. Provide email or letter from Andy Vera approval of location. 21. Clarify is approach to trash enclosure labeled 2" black top is to include 4" A.B.C for refuse vehicle. Current 2" back top cannot be approved. 22. Get approval for gate from Environmental Services, access to refuse container appears to be of concern. 23. Be advised that a permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 24. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. 25. List contact name for the consulting engineer and contact name and phone number for the owner on the plans. 26. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 27. All symbols on plans need to be indicated in legend. Indicate all symbols in legend. 28. If cut and fill quantities add up to 50 cy a grading plan will be required for this project. If applicable submit 3 sets of grading plans, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. The electrical plans must show reference to the National Electric Code 2005, as requested on denied remarks of 4-10-08 . The references now refer to IBC, which has no electrical sections. 2.The panel schedule states HVAC UNIT # however the cut sheet submitted shows an evaporative unit.which does not require a 50 amp circuit. 3. Cut sheets provided do not include information asked for last review for interior fixtures. 4. The one line diagram is incorrect, the inside panel is 400 amp, the meter enclousure is 300 amp, the conductors for the service are incorrect. Provide an approved appeal to the building official if the plans are to be reviewed to the 2006 IPC (sheet 6 calls for use of the IPC instead of the UPC). 2. Comment not resolved. Sheet 1 shows the water being supplied to the existing office building and sheet 6 refers to sheet 1 for continuation of the water piping shown on the roof of the new building but nothing shows the size, route, or material to be used to connect the two locations. Provide plumbing plans for the new work (e.g. yard water piping, water distribution to the evaporative cooler, etc.). Reference: Section 103.2.3, UPC 2006. 3. Comment not resolved. Based on your four roof areas of 750 square feet each, the minimum roof drain size required by Table 11-1, UPC 2006 is 3 inches. Section 1101.11.2.1, UPC 2006 then requires a minimum scupper width of 9.4 inches (equal to the circumference of the required roof drain). Section 1101.11.2.1, UPC 2006 also requires a minimum scupper height of 4 inches. Since the overflow must be 2 inches above the lowest level of the primary scupper, combining the primary and overflow scuppers will require a minimum height of 6 inches. If you wish to keep the primary and overflow scuppers independent, each scupper would need to be 9.4" x 4" (minimum). Reference: Section 1106.0, UPC 2006. |

The information shall, as a minimum, include U-factors of the envelope systems and fenestration components, along with the R-values of the insulation. Reference: Section 104.2, IECC 2006. 3. Provide the installed weight of the rooftop equipment. The cut sheet for the evaporative cooler does not indicate which unit is proposed; the largest unit on the cut sheet does not provide the 22,000 CFM called for on sheet 7. Show also the model number, air flow capacity (CFM at a given air resistance), electrical requirements (for the fan and the two pumps), and the motor size for the proposed unit. Reference: Section 106.3.1, IMC 2006. 4. Provide structural calculations to verify that the existing roof is capable of supporting the additional dead load due to the installation of the roof top units. Reference: Section 302.1, IMC 2006. 5. Comments not addressed. (What is a pressure relief for an evaporative cooler?) Show that the equipment is being installed in accordance with the conditions of its listing and the manufacturer's installation requirements (e.g. water supply, drain, curb or sleepers for support etc.). Reference: Section 304.1, IMC 2006. 6. Comments not addressed. Provide guards for equipment located within 10 feet of a roof edge or of a walking surface that is elevated more than 30 inches above the adjoining grade. Reference: Section 304.10, IMC 2006. 7. Provide the dimensions for the roof access ladder. See Section 306.5, IMC 2006 for requirements. 8. Comment not addressed. If only a discharge plenum with a diffuser grille is being proposed, show that on the plans. Otherwise, provide a mechanical design to indicate how the ductwork will be fabricated and installed.
