Constitution Applicant: Joe Wittmann Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. 3. Provide legible information, minimum 1/8" lettering, (page A-6). 4. Correct all overtyped areas. 5. Provide consistent information regarding room labels and spaces. 6. Clarify location of existing garage and/or show all demolished areas. 7. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC/IBC. All plan pages should reference one of these codes. SITE PLAN: 8. Specify size and location of existing sewer, R106.1.1. FLOOR PLANS: 9. Provide natural light (8%) into all habitable rooms, R303.1. 10. Specify all header heights. 11. Doors between a garage and a residence shall be self-closing minimum 20-minute fire-rated, R309.1 as amended. 12. Specify minimum ½" gypsum board on all walls common to the garage and house in compliance with R309.2. 13. Clarify purpose of studio. Note: Openings from a garage directly into sleeping rooms are not permitted, R309.1. 14. Show location of door into existing workshop. 15. Tub/shower enclosures require nonabsorbent wall surface min. 6' above the floor and fiber-cement board backing, R307.2, R702.4.2. 16. Specify safety glazing in all hazardous locations (within 24" of doorways), R308.4. FOUNDATION PLANS: 17. Provide a note for termite treatment, R320 as amended. 18. Note grade away from foundations shall fall min 6" within the first 10', R401.3. 19. Provide a landing or floor surface at the exterior side of the door in the studio area, R311.4.3. STRUCTURAL PLANS: 20. Submit all structural calculations by the engineer of record. 21. Structural sheathing shall be applied to each corner of each of the exterior walls and shall be at least a 48 inch panel, R603.7. 22. Specify all wall heights. Provide engineer calculations for all walls exceeding 10 feet in height, Table R603.3.2(4). 23. Provide jack studs under headers in accordance with Table R603.6(9). 24. Specify the location and size of all roof drains/scuppers, UPC chapter 11. 25. Specify size and location of all crickets. ELEVATIONS: 26. Clarify the point of reference for the North and South elevations. 27. Specify height above grade for finished floor, windows/doors, exterior walls, rooflines, porches, chimneys, etc. 28. For thin-coat stucco systems, indicate the ICBO #, system name, and vapor barrier, R703.6. SECTIONS - DETAILS: 29. Specify stud material and spacing. 30. Specify wall and ceiling covering. Note: Ceiling gypsum board must be either 5/8" or ½" sag resistant when applied to ceilings framed at 24" o/c, IRC table R702.3.5 footnote d. 31. Provide detail for steel ledger below rafter per section view 1 page A-4. 32. Provide reference on framing plan to cross-section view. PLUMBING PLAN: 33. Note and specify all piping materials, UPC 301.1.1. 34. Provide a fixture unit schedule required for the entire property (including existing) UPC Tables 6-5 and 7-3. 35. Provide the maximum developed length of water line from the meter the furthest appliance served, the size of the water meter, and the diameter of the water supply line from the meter, UPC Table 6-6. 36. Note the water conservation requirements: Water closets = 1.6 gallons per flush, Sinks/ Showerheads = 3 gpm, UPC State Amend. 45-312. 37. Shower and tub/shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 38. Provide location of hose bibs and note the requirement of backflow preventers, UPC 603. 39. Cleanouts are required at the kitchen sink area UPC 707.4 W/ State amendment. 40. Provide note requiring that water hammer arrestors be installed in accordance with ASSE 1010-2004 on water lines serving appliances equipped with quick-closing valves to include but not limited to: clothes washers, dishwashers, and refrigerators, UPC 609.10. MECHANICAL PLAN: 41. Provide a mechanical equipment specification list to include the model number and power/fuel demand of proposed unit, M1302.1. 42. Show supply and return ducts with minimum R-8 insulation, R1103.2.1. 43. Show the condensate line and secondary for HVAC unit, M1411.3. 44. Ducts in the garage and ducts penetrating the walls or ceilings separating the dwelling from the garage shall be constructed of a minimum No. 26 gage sheet steel or other approved material and shall have no openings into the garage, R309.1.1. ELECTRICAL PLAN: 45. Clarify location of all windows. Three windows on the electrical pages are not shown on other pages of plan. 46. At least one wall switch controlled light or outlet must be provided in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits, and all habitable rooms, E3803.3. 47. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. 48. Convenience receptacles and light switches/fixtures shall be provided within 25' of mechanical equipment on the same level as the unit, E3801.11, E3803.4. 49. Receptacles located in garages require GFCI protection, E3802.2. 50. Show receptacle outlets at wall spaces 2' or more so that no point along the wall (excluding door openings) is more than 6' from a receptacle outlet, E3801.2. 51. Show the location of the service panel with a 30"W x 36"D clear working space, E3305.2, E3501.6.2. 52. Clarify overcurrent protection for subpanel A. OUTDOOR LIGHTING CODE 53. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
