Benson Hwy T08CM00663 Building Plan (2nd Review) TRANSMITTAL DATE: May 13, 2008 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of revised accessibility. 2. Zoning acknowledges the receipt of the last approved site plan but due to the re-strip and modification of site, a site review is required. Provide a site plan with a fully dimensioned parking layout and submit for site review. Additional comments may be forth coming once a fully dimensioned site plan has been submitted. Due to the proposed restriping of existing parking a site review is required. Submit a site plan showing all fully dimensioned parking layout for site review. Include the proposed ADA changes. Provide a copy of the last approved site plan with this submittal. The provided site plan appears to have been for a proposed addition that was not constructed. 3. D.S. 2-02.2.1.8 The vehicle parking spaces shown adjacent to rooms 149-157 on the east side, shown adjacent to rooms 125-133 on the west side, and shown adjacent to rooms 139-145 on the north side required wheel stops. Show on the plan. 4. D.S. 2-02.2.1.12 Provide a dimension for the width of the parking area access lane (PAAL) between the proposed accessible vehicle parking spaces and what appears to be some type of planter. Per D.S. 3-05.2.1.C.1 the minimum width of a two-way PAAL is twenty-four (24) feet. 5. D.S. 2-02.2.1.12 The proposed crosswalk from the southern most accessible access aisle must be physically separated from the east/west PAAL at the south end of the landscape island. 6. D.S. 2-02.2.1.12 The proposed sidewalk along the east side of the proposed accessible vehicle parking spaces must be physically separated from the parking, see D.S. 2-08.4.1. 7. Again this site requires a site review due to the changes in parking layout, not a tenant improvement. Additional comments may be forth coming depending on how each comment has been addressed.
