TRANSMITTAL DATE: March 25, 2008

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the areas of revised accessibility.

2. Due to the proposed restriping of existing parking a site review is required. Submit a site plan showing all fully dimensioned parking layout for site review. Include the proposed ADA changes. Provide a copy of the last approved site plan with this submittal.

3. There appears to have been an expansion of parking area to the north no parcel #118-08-008B. Provide a City of Tucson approved site plan for this parking addition. If no permit was secured for this expansion a new site plan review is required showing the expansion. No permits will be issued until the expansion permit issue has been addressed.

4. The north arrow shown on the site plan is not shown correctly.

5. Detectable warnings, (truncated domes) are required at all curb access ramps and areas where the asphalt paving is flush with the sidewalk. This said truncated domes are required at the accessible vehicle parking space access aisles and at the "IN-LEVEL CHANGE. SEE DETAIL 5/AS1.2" called out under keynote 209. The truncated domes are required to be; twenty-four (24) inches in depth in the direction of travel and extend the full width of the access aisle or the area that the asphalt paving is flush with the curb, six (6) to eight (8) inches for the curb line. Show the truncated domes on the site plan and the details.

6. The "IN-LEVEL CHANGE, SEE DETAIL 5/AS1.2" called out under keynote 209, is required to provide a four (4) clear wide sidewalk, see D.S. 2-08.5.1.A.

7. The proposed "36" WIDE (MINIMUM) STRIPED ROUTE WITH 4" PAINTED STRIPES @24" O.C." called out under keynote 210 is required to be four (4) wide, see D.S. 2-08.5.1.A, revise detail.

8. The proposed "36" WIDE (MINIMUM) STRIPED ROUTE WITH 4" PAINTED STRIPES @24" O.C." called out under keynote 210, located between the parking spaces located just south of the pool area, is required to be a four (4) sidewalk with a accessible ramp, physically separated from the parking spaces.
9. Provide a dimension for the location of the wheel stops shown on detail 1/AS1.2, See D.S. 3-05.2.3.C.2 for requirements.

10. The proposed accessible parking sign location shown on detail 1/AS1.2 appears to encroach into the two (2) foot six (6) inch vehicle overhang area, relocate sign so that this area remains clear.

11. Keynote 203 calls out parking spaces to be "MIN. 8'-0" WIDE BY 18'-0" LONG". Per LUC Section 3.3.7.2.A requires a minimum 8'-6" wide by 18'-0" long vehicle parking space. Per LUC Section 3.3.7.2.C.1 8'-0" wide vehicle parking spaces are only allowed in the Downtown Redevelopment District.

12. It appears that the proposed site changes may affect the number of vehicle parking spaces on site. Provide a vehicle parking space calculation on the plan that shows the number of required and provided vehicle parking spaces.

13. Additional comments may be forth coming depending on how each comment has been addressed.

RESUBMITTAL REQUIRED: Site Plan and Drainage Statement.

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
3. Please provide North arrow and scale per D.S. 2-02.2.1.
4. Please provide property description per D.S. 2-02.2.1.3.
5. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
6. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6.
7. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
8. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
9. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
10. Sidewalks, curbs and wheelchair ramps are required where applicable per D.S. 3-01.3.0 and installed with "Detectable Warnings" per ADAAG.
11. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
12. Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing per D.S. 2-02.2.1.27.
13. Show Site plan number (T08CM00661) on all sheets per D.S. 2-02.2.1.29.
14. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
15. List the consulting engineer and the owner/developer on the plans with the pertinent information.

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS
