This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance, see comment 5 below. There is not enough information provided on this site plan for a full review. Provide a site plan that meets the minimum requirements of D.S. 2-02. 2. Provide a copy of the site plan that approved the 7th ADDITION, 192 SQ. FT. ADDED, 219 SQ. FT REMOVED, shown on the site plan. 3. D.S. 2-02.2.1.A.12 It is not clear where existing and proposed sidewalks start and stop, please clarify. Provide dimensions for the width of all proposed sidewalks. It does not appear that the sidewalk at the northwest corner of the proposed expansion meets the minimum five (5) foot width, see Per D.S. 3-05.2.2.B.1. 4. D.S. 2-02.2.2.A.4 Clarify how the number of required vehicle parking spaces has decreased from the last approved site plan to this plan when basically the same calculation has been provided and building square footage is expanding. 5. D.S. 2-02.2.2.A.6 The building expansion calculation is not correct. Per LUC Sec 3.3.3.12.D building expansions are cumulative. Based on the numbers provided on this plan total square footage add from the "ORIGINAL" = 16,845 SQ. FT. / 65,817 = 25.6% expansion. This includes the 7th ADDITION, see comment 2 above. Based on the numbers provided a site plan showing full code compliance is required. 6. Additional comments may be forth coming depending on how each comment has been addressed.
