Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
Show corrections and revisions on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and notate sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007 and the 2006 UPC with amendments on 7/10/2007. For initial construction: Effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation are required for all new SFR and duplex plans. Show the code references on the plans. Amendments to adopted codes are at the City web-site http://www.tucsonaz.gov: Planning, Building, & Business; under the Building topic; Building Ordinances and Codes; Building Codes

GENERAL NOTES:

" Limit all code references to those recognized by the City of Tucson. Adopted 2006 codes are listed at the Planning & Development Services web site. Show the code references used for the design.
" Provide two complete sets of plans with consecutive sheet numbers on each construction drawing, R106.1.1. Provide sheet numbers on the Mechanical Plan and the sheet with Details #6 & 7.

FOUNDATION PLANS:

1. Show the minimum 12" footing depth below undisturbed soil, R403.1.4. Revise Details #1, 2 & 3, Sheet 3.

FLOOR PLANS:

1. Show the front and back porch support post locations on the floor plan, R106.1.1.
2. Show compliance with R310 providing egress from bedroom #2 by providing a minimum 2'0"x 4'6" SH window. The clear opening may not be less than 24" in height.
3. Show compliance with R310 providing egress from the Master Bedroom by providing a minimum 44" window opening height from the floor. The 3' 10" height shown on Sheet 4 is not compliant.

STRUCTURAL PLANS:

1. Show joist spacing with sheathing thickness and rating in compliance with Table R503.2.1.1(1). The Porch rafter spacing requires 1-1/2" T&G used as sheathing or a structural design by a registered engineer in the state of Arizona, R602.10.10. Arizona Statute 32-144.4.
2. Show the ledger connection onto the masonry wall with a bond beam horizontal support Detail F, sheet 8, R606.9.1. Also, consider a framed bearing wall with footer.

SECTIONS - DETAILS:

1. Delete Note #3, Sheet 5, R106.1.1. All alterations to existing buildings shall be code compliant. Areas not being altered may remain as-is without compliance to the current code.
2. Specify all ledgers connected to masonry walls with 3x material, R606.11. Revise Detail F, sheet 8.
3. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
4. Eave ventilation (Detail G) is not appropriate without attic space, or rafter cavity space between insulation and roof sheathing, R806.1.
5. Calculate the attic ventilation using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents.
6. If the attic space is ventilated, show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles.

PLUMBING PLANS:

1. Show which code is used for the plumbing design, 2006 UPC or 2006 IRC.
2. Notate and specify all piping materials, UPC 301.1.1. P2608.
3. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, UPC 609.10. P2903.5.
4. Provide a revised fixture unit schedule using 2006 code values for determining required service pipe diameter, UPC 610.8, Table 6-6, P2903.6. Those shown are not consistent with current codes.
5. Clarify the point of connection of the new hot and cold water lines to existing service pipes. Clarify the pipe sizes (diameter & length) and average pressure for verifying control of excessive water flow rates. The existing ¾" water supply pipe requires replacement to a larger size, UPC 610.8, Table 6-6. P2903.7. Show the new 1" pipe size.
6. Provide gas pipe sizes in compliance with connected demand, UPC 1217.2, & Table 12-8. G2413.3 & Table G2413.4(1). Revise the total developed length between the meter and furthest appliance (furnace). Show the 9' length between the meter and first tee as 1-1/4".

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1.
2. Show dryer vent size and location for venting to exterior, M1501.
3. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.
4. Provide the return air duct size meeting minimum requirements of 72 SQ IN/ ton, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN per 1,000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). Show a minimum 144 SQ. IN. area or 14" diameter.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R313.2. Show a smoke alarm on the outside of the bedroom door.
2. Notate the grounding and bonding method on the riser diagram, E3507. Metallic gas lines must be bonded and not be used as the primary grounding method, E3508.
3. Show the location of the panel on the Electrical Plan, E3501.6.2 & E3605.8.
4. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated), E3603.4. Show an unused circuit number on the plan and schedule.
5. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
6. Protect bedroom outlets including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3802.12.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.
