This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion only. 2. Based on discussions with Wayne Bogden, DSD Zoning Administration, the proposed use may not be allowed on an R-2 zoned property. There may also be issues with required vehicle and bicycle parking and loading spaces as the proposed use not part of the Emmanuel Baptist Church. As per our telephone discussion submit a letter to Wayne Bogden requesting clarification in regards to the separate use. 3. D.S. 2-02.2.1.A.7 The location of the future curb is not correct. Future curb location for a right-of-way (ROW) width of 120 feet is nine (9) feet into the ROW. This said the future curb location for Alvernon Way would be located nine (9) feet east of the east property line. Show the future curb and provide the setback dimension from the back of future curb. Zoning acknowledges that the proposed building will meet the setback requirements. 4. On the handicapped vehicle parking space detail include the maximum allowed surface slopes, see ICC/ANSI A117.1-2003 Section 502.5. 5. D.S. 2-02.2.1.A.10 The future sight visibility triangles (SVTs) are not shown correctly. Show the future SVT's based on the location of the future curb, see comment 3. 6. D.S. 2-02.2.1.A.12 Per D.S. 2-08.4.1 The proposed new concrete walk, southern end, that provides the required connection between the proposed modular office and the existing buildings on site must be physically separated from the vehicle use area. 7. This comment was not addressed. Provide the required information for the existing sign shown on the plan. I the proposed sign will be done under a separate permit provide a note on the plan stating "SIGN UNDER SEPARATE PERMIT. D.S. 2-02.2.1.A.13 Zoning acknowledges the existing signs shown on the plan. Provide the type, size, and height for each sign. 8. Additional comments may be forth coming depending on how each comment has been addressed. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Include a response letter to the comments along with the corrected copies of the site plan. Site Plan: Show the future sight visibility triangles along with the existing sight visibility triangles. The future triangles should be aligned with the future curb location which is nine feet from the edge of the future right-of-way. List the estimate cut and fill quantities for this project as indicated in the previous review. Show the drainage patterns for the roof of the modular building.
